Related Companies is continuing to move forward with a 381-unit project in San Ramon. The project, which is planned for a site in the city’s CityWalk Bishop Ranch master planned community, would take place at a currently undeveloped site at 6131 Bollinger Canyon Road.
Most recently, the project was moved forward by the City’s Architectural Review Board. Should it continue to move forward in the entitlement process, the project would include a seven-story residential building with 24,740 square feet of residential amenities and 663 parking spaces. Additionally, the project is required to provide 15 percent of the total unit count for low and very low income households, according to plans for the development.
Designs for the project come from MVE + Partners with Fletcher Studio serving as the landscape architect. The development is designed as a “wrap-around” building, featuring a six-story parking garage wrapped with residential units along the outside. According to project plans, the design is intended to hide the parking garage from public view.
The project also is designed to include a residential amenity and pool deck at the seventh level. Indoor amenity spaces are also included in the project, such as a fitness room, lounge area and leasing spaces.
As for the architecture, the project is designed as a contemporary-styled building with various massing and material finishes, including stucco, brick and wooden accents. The building also features private balconies with metal railings and canopies. In general, the proposed color palette primarily consists of neutral tones, including white, bronze, beige and brown.
The 5.54-acre project site is currently undeveloped. The project site is one parcel out of three that makes up the “BR1A” city block, which is part of the larger CityWalk master plan. The site is bordered to the north and west by the Bollinger Canyon Road and the Bishop Ranch 1 access road. The southern portion of the site is also bordered by a vacant lot that is to be developed by the future 177-unit Belmont Village senior housing development.
In September of 2020, the CityWalk Master Plan was approved. Over the next 25 years, the project will develop the 135-acre Bishop Ranch district with up to 4,500 residential units. The project includes the development of three blocks, including the BR1A block as well as BR2600 and BR3A. In addition to the residential space, the community will include a 169-room hotel, 170,000 square feet of retail space and new office parking structure
