42-Unit Berkeley Asset Sells for $12.7MM

The Bay Area Multifamily Team of Colliers International has completed the sale of a 42-unit apartment community in Berkeley, CA. The property is located at 1300 Delaware Street, two blocks from the North Berkeley BART Station and just over a mile from the UC Berkeley campus.

The property generated significant interest from the market with more than 35 individual buyer tours and 14 written offers. Due to the extremely competitive set of offers received, the seller selected Tesseract Capital Group (TCG) as the buyer due to their sterling reputation, experience in the Berkeley market and competitive offer terms.

The offering was unique due to 40 of the 42 units being delivered vacant at the close of escrow. The property sold for $12,708,000 or 15% over the listing price, which equates to $302,571 per unit and $561 per square foot. The property is comprised of 28 one-bedroom units and 14 two-bedroom units. The Seller, California Lutheran University, a non-profit organization based in Southern California, owned the property for nearly 40 years. 

“The 1300 Delaware offering was an extremely rare opportunity to acquire a largely vacant apartment community in a rent control market. The buyer will achieve significant renovation efficiencies and be able to lease units at market rent,” said Ryan Wagner.
