SAN FRANCISCO – Oct. 11, 2022 – Lane Partners, LB2 Partners, and Beacon Capital Partners are over halfway to completing the construction of Berkeley Commons, the East Bay’s premier life science campus. The project represents the first new construction in this sector in over four years in the Berkeley/Emeryville market and next summer will be the first purpose-built space to deliver in a market desperately needing quality lab space.

The 540,000-SF development will offer a purpose-built life science campus with two, three-story buildings, designed with innovative sustainability by Gensler. The property, just minutes from UC Berkeley’s campus, will have LEED Gold certification, Net Zero core and shell operations, onsite renewable generation, a 40,000-SF green roof, CO2 sensors, and exterior pollutant control. The campus is purpose-built to accommodate a wide range of research and innovation through lab and office uses.

“Berkeley Commons is a life science project unlike anything else in the market,” said Nick Menchel, Principal at Lane Partners. “Its location on a ridge overlooking Berkeley’s Aquatic Park provides unparalleled views across the bay to the San Francisco skyline and the Golden Gate Bridge, as well as prime visibility from I-80 at the gateway to Berkeley’s University Ave. and 4th Street retail.”

“The East Bay is home to half of the Bay Area’s R&D workforce and offers more affordable housing than many other submarkets in the region.  Not only does Berkeley Commons provide tenants with immediate proximity to the most concentrated life science talent in the Bay Area, the state-of-the-art facilities and well-capitalized ownership put life science organizations in the best possible position to succeed.”

“JLL is delighted to be at the forefront of Berkeley’s waterfront expansion and growing life science and R&D sectors,” said Grant Yeatman, JLL Life Sciences managing director for JLL in Bay Area. “In addition to being at the nexus of innovation in this industry, this invigorating campus will offer a number of wellness-driven amenities and outdoor spaces with stunning views, making it an ideal location for current and future leaders in the life science and R&D ecosystem.”

The campus is primed for success in a location tailor-made for life science achievement: UC Berkeley has produced 550 life science companies since 1998 and has more doctorate students in the sciences than any other university in California, with Pitchbook rating it the #2 university in the country for founders.

JLL’s Life Sciences team, led by Sam Swan, Grant Yeatman, and Scott W. Miller, represents the leasing efforts for the development.

More than a half-million square feet of Berkeley Commons lab space is now leasing for delivery in the summer of 2023.
