Beer Distributor Matagrano Leases Entire 160,000 SQFT Industrial Building in Hayward From CenterPoint

A South San Francisco-based beer and beverage distributor is expanding in the East Bay. Matagrano Inc., a family-owned company that has been in business for over 50 years is leasing the entire 160,000 square foot industrial building in Hayward located at 25858 Clawiter Road, according to sources familiar with the transaction details. The company currently serves the counties of San Fransisco, San Mateo and Santa Clara, according to its website and it serves retail customers with brands such as Budweiser, Elysian, Bud Light, Heineken and Newcastle. 

The tenant was represented in the lease by CBRE’s team led by Bob Ferraro, a senior vice president in the firm’s Oakland office, and Marshall Hydorn, a senior vice president in CBRE’s Burlingame office. CBRE declined to comment beyond confirming that the lease was completed.

The owner of the industrial property is Chicago-based CenterPoint Properties. It worked on the transaction along with Kate Woodcox, a managing director with Cushman & Wakefield who works out of the firm’s Oakland office.

CenterPoint has been the owner of the property on Clawiter Road since December of 2017. This national owner of industrial properties had acquired the property for $23.8 million, according to public records. The seller was Clawiter Associates, which had held title to the property for more than 50 years.

When the property was acquired by CenterPoint, it had been leased to Goodyear Tries and the Companion Group, a manufacturer of cooking products. The plan for CenterPoint following its acquisition was to reposition the property for future use. At that time, one of the asset’s three buildings was used for manufacturing and the other two were equipment rental/distribution buildings.

The site has a total of 9.59 acres, which also includes a large secured yard. The location is two miles from Interstate-880 and it is the first exit from the San Mateo Bridge on State Route 92.

The lease with Matagrano is just another example of strong leasing activity happening in Hayward. Another transaction was a 506,925 square foot lease signed by Veev Homes for the space located at 2701 W Winton in Hayward. This is a warehouse property that was finished in 2020 and is owned by Black Creek Group, a subsidiary of Ares Management Corporation. In addition, Duke Realty just leased in August of 2022 nearly 160,000 square feet to Marseille, France-based global logistics and supply chain company CEVA. Duke’s property is located at 24493 Clawiter Road, just down the street from CenterPoint’s asset.

Active and pending lease requirements show no signs of slowing down in the East Bay, according to data researched by CBRE. There is a total of 52 companies that are actively touring or negotiating leases/purchases for over 6.8 million square feet of space requirements in the East Bay. The industrial market in Hayward has a total of 35.2 million square feet with a total vacancy of 1.6 percent.
