Lattice Semiconductor Relocating/Expanding in North San Jose, Signs Long-Term Lease for 98,874 SF
April 5, 2013 – Todd Beatty and David Hiebert with Cassidy Turley represented tenant Lattice Semiconductor Corporation in the new lease of an entire 98,874-square-foot R&D building in North San Jose. Lattice, a service-driven developer of innovative low cost, low power programmable design solutions, signed a long-term agreement for the two-story building located at 2115 O’Nel Drive. Scheduled for occupancy in June, Lattice will be relocating as well as expanding its existing Silicon Valley footprint by nearly 50%. The company will be moving from a 66,360-square-foot building it presently operates nearby at 2660 Zanker Road.
Owned by Lane Partners/Walton Street Capital, 2115 O’Nel Drive is part of a two-building project known as Bayshore Centre Business Park. The other building, located at 2125 O’Nel Drive, is separately owned and is fully leased to 8×8.
Sutter Health/Novato Community Hospital Renews 74,164 SF Space in San Rafael
April 5, 2013 – Trevor Buck with Cassidy Turley represented tenant Sutter Health/Novato Community Hospital in the renewal for 74,164 square feet of office space on the first and second floors at 4000 Civic Center Drive in San Rafael. Referred by Sutter Health as the Sutter Terra Linda Health Plaza, the healthcare provider is the core tenant in the 133,300-square-foot building owned by BIT Holdings Forty Five.
The main Sutter Health/Novato Community Health hospital is located at 180 Rowand Way in Novato.
Brown West Logistics Leases 86,401 SF Space at Premier Alvarado Business Park, Union City
April 5, 2013 – Jeff Starkovich, Adan Martinez and Lane Holbert of Cassidy Turley’s Oakland and Charlotte offices along with Mark Maguire of Colliers International teamed up to broker an 86,401-square-foot warehouse/distribution lease at the Alvarado Business Park in Union City between landlord RREEF and tenant Brown West Logistics. A subsidiary of Brown Integrated Logistics, Brown West leased the majority of the building located at 30300 Whipple Road. The Alvarado Business Park is a premier industrial park located at Alvarado Street and Whipple Road and is comprised of 10 buildings totaling 1.2 million square feet. Brown West joins other major tenants in the project to include Finelite, LA Specialty Produce Co., Chetak, Thomasville, LKQ Corporation, DHE, 7-Eleven and Freshpoint San Francisco, Inc. to name a few. Starkovich and Maguire represented RREEF and Martinez, Holbert and Jespersen represented Brown West Logistics in the transaction.

Lakeview Business Park Signs 28,751 SF Lease with Frozen Food Maker Amy’s Kitchen; Site Serves as Company Headquarters
April 5, 2013 – Steven Leonard, Trevor Buck and Brian Foster with Cassidy Turley represented landlord PB&J in leasing 28,751 square feet of Class A office space at the Lakeville Business Park in Petaluma on a direct basis to Amy’s Kitchen, Inc. The property is located at 1650 Corporate Center Circle, at the cusp of the Marin/Sonoma county line. Amy’s Kitchen, a family-owned leading natural frozen food brand, took occupancy in March. The space serves as the company’s office headquarters, while its manufacturing is based in Santa Rosa and Medford, OR. The location of the Lakeville Business Park offers a combination of location, nearby amenities, and features that are very beneficial to tenants. The project is conveniently positioned just off Highway 101 and near Highway 116 for easy access throughout the North Bay, and is only 45 minutes north of San Francisco and Oakland. IronPlanet Leases 19,646 SF of Class A Office Space at Hacienda West in Pleasanton
April 5, 2013 – Whiff Collins, Justin Grilli and Ben Paul with Cassidy Turley represented tenant IronPlanet in the lease of 19,646 square feet of Class A office space at Hacienda West on Hopyard Road. Situated within the Hacienda Business Park, the property is owned by Harsch Investment Properties, a privately-held real estate investment, development and management company. IronPlanet, a leading online marketplace for used heavy equipment, penned a long-term lease for its new space that commences in June.

Infortrend Technology Relocating its Subsidiary to 35,362 SF Building in Sunnyvale; Company Paid $5.16 Million for Property Last Summer
April 5, 2013 –Wendy Roberts with Cassidy Turley represented buyer Infortrend Technology, Inc., an owner/user, in the acquisition of a 35,362-square-foot R&D/flex building in Sunnyvale for $5,162,852 ($146 per square foot). The single-story property is located at 433-435 Lakeside Drive and sold last summer by a joint venture between Renault & Handley & Oakmead Solar. Infortrend Technology will soon be relocating its wholly owned subsidiary, Infortrend Corporation, a leading provider of high-performance networked storage solutions, from North San Jose. Infortrend Corporation will be occupying the majority of the Sunnyvale building. The remaining ±14,700 square feet is actively marketed for lease through Roberts.
Mountain View Research Park Adds New Tenant, Tintri, Inc., Company Relocating within City

Pottery Land USA Buys Richmond Chronicle Facility for $2.8 Million; Property Totals 76,735 SF on 9.32 acres
April 5, 2013 – Paul Beckwith with Cassidy Turley represented buyer Pottery Land USA, LLC in the acquisition of a 76,735-square-foot industrial facility on ±9.32 acres in Richmond for $2,800,000 ($36.49 per building square foot). The seller was Hearst Corporation. The property is located at 1170 Hensley Street and was formerly occupied by the S.F. Chronicle. Pottery Land USA will utilize the property for a wholesale pottery distribution facility. The facility is conveniently located just off Richmond Parkway with easy access to Marin and San Francisco. The main plant was built in 1989.
