Newly built spacious & modern campus in Silicon Valley’s technology hub open for tenancy

San Jose, Ca.December 5, 2017 – Cushman & Wakefield has been named the new commercial leasing agent for Phase II of the America Center in San Jose – appointed by USAA Real Estate ($18 billion under management) and SteelWave (45 years of commercial real estate expertise in Northern California). Commercial office leasing activities will be led by Executive Managing Directors, Jeff Cushman, Mike Connor, and Senior Director, Scott Dever.

Located at 6220 and 6280 America Center Drive, in San Jose, Phase II of America Center consists of two Class A, state-of-the-art office buildings measuring 229,000 square feet each with dramatic San Francisco Bay and valley views. The 65-acre bay-front site comprises 1.1M RSF of office space across four existing buildings and one to-be-built building and surrounded by an open space preserve providing easy access to jogging and bike trails.

The LEED certified GOLD and Energy Star rated buildings have modern expansive lobbies featuring Nana sliding doors, natural stone, wood paneling, glass walls, high-end furnishings, and an abundance of natural light. One of the standout features is the View Dynamic Glass that creates ‘intelligent’ windows that maximize natural light and unobstructed views while reducing heat and glare, through the use of automatically adjusted or user-specified tint levels. There is an Amenity Center that sits steps from the front entrances of both buildings, and directly adjacent to a sunken, structured parking garage to ensure views are maximized in all four directions. The Amenity Center features a café, bar, yoga studio, fitness area, spa-quality changing rooms, and a rooftop putting green that overlooks the Bay and the plaza between the buildings.

Situated in the heart of the Valley, among high-profile technology companies such as Google, Apple, Intel, Microsoft, Amazon, Juniper Networks, and more – the buildings have superb proximity to an East Bay oriented labor force which has largely been priced out of the West Valley. The Project’s elevation provides vistas 10 stories high from the highest floor over the Valley to the south and the Bay to the north. The campus also offers size and scalability that will allow companies the ability to expand and grow in a self-contained environment.

Other attributes in the area include four new hotels – open or under construction within half a mile of the Project, and the soon-to-open (2018) new Milpitas BART station located seven miles away.
