Ellis Partners Announces Another Wave of New Tenants as The Pruneyard Realizes its Renaissance

CAMPBELL, Calif. – The Pruneyard is abuzz with new retail and restaurant tenants as the property completes its first phase of construction, elevating this Bay Area landmark’s shopping, dining and entertainment options.

“Our new and incoming tenant mix will complement many of our longstanding tenants and further enhance The Pruneyard as a vibrant dining, shopping and entertainment destination for the entire West Valley,” says Caroline Morris, senior vice president at Ellis Partners, owner of The Pruneyard.

This spring, The Pruneyard will be home to several new and innovative dining concepts and retailers as well as refreshed offerings from longstanding tenants.

Asian Box will introduce its “farm-to-box” Asian street food to the Campbell community.

Teaspoon will bring its one-of-a-kind custom craft beverages, boba tea and refreshing shaved ice to the property.

Burger Lounge will open its first South Bay location. This popular fast-casual restaurant features exclusively grass-fed burgers and organic salads.

V’s Barbershop will bring a new twist on the classic local barber shop.

Trader Joe’s will finish its much-anticipated expansion and store.

Books Inc., the West’s oldest independent bookseller, will join the tenant mix.

The newly renovated Pruneyard Cinemas with luxury recliner seating and in- theatre dining, a beautiful new restaurant and neighborhood bar, will reopen.

The Pruneyard is also thrilled to announce that two exciting new restaurants will be opening early next year. Jo and John Lopez, San Jose natives, will be opening Luna Mexican Kitchen. This will be their second restaurant after their opening on The Alameda in San Jose to rave reviews last year. Luna Mexican Kitchen is a modern take on traditional Mexican cuisine, incorporating locally sourced ingredients and freshly made tortillas along with outstanding margaritas. Luna Mexican Kitchen will take the space currently occupied by El Burro. Chef Jeffrey Stout, owner of The Pruneyard’s wildly popular Orchard City Kitchen, will collaborate with Ellis on the South Bay’s new premier steak house, Be.Steak.A. As former executive chef at Alexander’s Steak House, Chef Stout will reinterpret what a modern steak restaurant is with a broad appeal and an Italian influence.

New-to-the-market dining concepts that recently opened at The Pruneyard include Mendocino Farms, an artisan sandwich market known for sourcing seasonal ingredients from local farmers; Tin Pot Creamery, a small-batch organic ice-cream shop co-founded by former Facebook pastry chef, Becky Sunseri, with its first location in the South Bay; and Lulu’s, a family-run taqueria offering fresh, authentic Mexican fare, also with its first South Bay restaurant. Peet’s Coffee & Tea anchors the main Plaza in a stunning jewel-box building, offering both indoor and outdoor café seating.

On the retail front, Trudy’s Brides & Special Occasions, a 40-year tenant and institution in the Bay Area for weddings and formal affairs, completed an extensive renovation last year. Blossom Nail Spa, a full-service nail salon offering a variety of spa manicure, pedicures, waxing and facials, opened its doors next to Trudy’s.

Ellis Partners purchased The Pruneyard, a 27-acre mixed-use shopping center, which includes 365,000 square feet of Class A office space, 253,000 square feet of retail and restaurants, and a 170-room DoubleTree Hotel by Hilton in 2014. Located at East Campbell and South Bascom avenues, The Pruneyard had not been updated for nearly 20 years, but Ellis Partners saw the potential in the vintage collection of low slung Spanish-Mediterranean style buildings similar to Town & Country Village in Palo Alto, another property in their portfolio.

The property, which began a major renovation in January 2017, has been reimagined into a community gathering place framed by new and updated retail and a host of dining options. Pedestrian walkways have improved circulation through the center and offer better connectivity between the surrounding neighborhoods, the office towers, hotel and parking. New landscaping, way-finding and monument signage have been added as well as comfortable seating and gathering places throughout the property. The entirely new central plaza also incorporates a multi-purpose raised platform that can be used for seating or be activated for entertainment, events and programming.
