Ellis Partners outlines its ideas for renovation and improvement with City of Campbell Council and Staff.
Campbell, CA – Today, Ellis Partners submitted a series of documents to the City Council and staff to provide background on its vision for upgrades to the Campbell retail, commercial and hotel environment. The documents provide the beginning of a view to the future at the 27-acre mixed use landmark asset located in the heart of Campbell, CA. Today, The Pruneyard is comprised of over 365,000 square feet of office space, over 250,000 square feet of retail space and the 171-room Doubletree (Hilton) hotel. Ellis recently acquired the property in the fall of 2014.
Located at the intersection of Campbell and Bascom Avenues only a quarter mile from thriving downtown Campbell, immediately accessible from State Route 17, and proximate to some of Silicon Valley’s highest profile residential neighborhoods including Willow Glen, Los Gatos, Saratoga, Cupertino, and Los Altos, The Pruneyard is well-positioned for growth. Ellis Partners will draw on its experience with other properties including Town and Country Village in Palo Alto to make thoughtful upgrades that preserve and enhance the character of the property while allowing it to thrive in a very different retail environment compared to last time the property was renovated over 20 years ago.

Ellis, in collaboration with the City and staff has presented materials to help accomplish the following goals:
- Improve the competitive position in the West Valley marketplace with significantly increased sales revenue, which is an important source of tax revenue for the City of Campbell.
- Reinforce The Pruneyard as a community gathering place with major upgrades to existing plazas that would integrate with existing and new restaurants and cafes along with construction of new common areas that would contain interactive art elements for children and seating areas for socializing.
- Provide expanded parking facilities, improve vehicular circulation, and optimize the management of parking resources, while at the same time enhancing the experience of pedestrians and bicyclists.
- Thoughtfully expand retail and office building areas to improve the overall vitality of the center while maintaining the careful parking and circulation balance.
The Pruneyard first opened its doors in 1969, with the 18-story office tower following soon after in 1970 and the second 10-story tower in 1972. The Pruneyard Inn (now the Doubletree) was first constructed in 1989 and renovated and expanded in 1998. In the early 1990′s The Pruneyard was purchased by William Wilson and Associates, who overhauled the shopping center, creating the “Main Street” which allows visitors to enter the shopping center and travel straight through to the office buildings. Equity Office purchased The Pruneyard in 1999 and completed the hotel conversion to a Hilton Doubletree in 2013, which included a $2M-$3M renovation.
