GPR Ventures Sells Two-Building Flex Warehouse Space in Sacramento for $5.1MM

GPR Ventures, a privately held real estate investment firm based in Sacramento and the Silicon Valley, has executed the sale of a two-building flex warehouse space located at 110-120 Main Avenue in Sacramento.

SACRAMENTO, Calif., Sept. 12, 2022 — GPR Ventures, a privately held real estate investment firm based in Sacramento and the Silicon Valley, has executed the sale of a two-building flex warehouse space located at 110-120 Main Avenue in Sacramento. The sale of the 33,719 square foot property was completed on August 19 and closely follows the July sale of a second GPR Ventures building, an industrial space in South Sacramento.

The Main Avenue property features a combination of dedicated office space and warehouse and storage facilities and is situated in a business park setting with lush landscaping and walking paths. The well-maintained property required no capital improvements which allowed GPR Ventures to focus on increasing occupancy with additional tenants.

After originally purchasing the property in September 2020 at 74 percent occupancy, GPR Ventures successfully reached full tenancy prior to executing the sale on August 19.

GPR Ventures Sells South Sacramento Industrial Property

In July, GPR Ventures announced the [$3,125,000, $136 per square foot] sale of a 23,000 square foot industrial property in the Power Inn submarket of Sacramento. Located at 6201 27th Street, the building includes 10,000 square feet of office space and is situated on a 1.38-acre lot. The six grade-level doors provide easy access throughout the warehouse area.

GPR Ventures originally acquired the building in January 2021. At the time of purchase, the property was fully occupied by a single tenant, which renewed its leasing agreement for five additional years in 2022.
