Portola, Calif. – Grizzly Ranch Investors, LLC (GRI) recently acquired the remaining homesites and undeveloped land at Grizzly Ranch, a private gated community in Portola, Calif. GRI consists of Grizzly Ranch property owners, associates of property owners and members of the Founders investment group, a group of investors who originally acquired the community’s 1,040 acres and initiated development. Several GRI investors also acquired Grizzly Ranch Golf Club in 2012.
The Grizzly Ranch Community is built around privately owned Grizzly Ranch Golf Club, which was recently ranked the number one course in the Sierra Nevada and number 11 in California, offering public play.
“Since the community’s inception in 2003, this group of individual investors has been committed to the long term enhancement and fulfillment of the project’s original vision; that is why we acquired the original developer’s remaining real estate,” said Andy Norris, managing member, GRI.
Grizzly Ranch offers what most other Sierra Valley region communities aren’t able to offer. It is one of the few second home communities in the Sierra Valley area combining an unspoiled, rural mountain setting with an ultra-low density master plan that includes signature resort amenities. Surrounded on two sides by federally protected land, Grizzly Ranch will remain untouched by traffic congestion, interstate highway noise and overdevelopment often associated with communities in the Lake Tahoe/Truckee regions. Little has changed around Grizzly Ranch’s land since the area’s early settlers lived there.
To date, 240 homesites have been sold, and 45 homes have been built. The approved master plan provides for up to an additional 87 residential sites on 425 acres.
Allowing a maximum of 380 homesites on more than 1040 acres, the Grizzly Ranch Master Plan has reduced the density to less than half the number of homesites that was permitted at the time the land was purchased. “This reduction highlights an ongoing commitment to preserving the natural setting and minimizing development impacts,” noted Norris.
Grizzly Ranch includes over 400 acres of dedicated open space with an additional 200 acres currently being used for fairways and greens at Grizzly Ranch Golf Club. The golf course, a Bob Cupp 18-hole masterpiece, is built and is opening this year for its ninth operating season. Golf Digest ranked the course number one for public access in the Sierra Nevada, and number eleven for all public access courses in California.
The community’s western boundary is Big Grizzly Creek, a fertile trout habitat. The Grizzly Ranch Conservancy, created to manage wetlands and jurisdictional waters as designated by the Corps of Engineers, has made habitat restoration on Big Grizzly Creek a high priority.
Community activities and amenities cater to the multi-generational family and are integrated into every component of the community’s lifestyle. Adjacent to the Grizzly Ranch Golf Shop is the Outpost, which is owned and operated by the Grizzly Ranch Homeowners Association. The Outpost includes an outdoor pool, jacuzzi and club activity room.

If families desire more than outdoor pursuits, they can be occupied by shopping, dining and additional entertainment and sightseeing only 15 minutes away in nearby Graeagle, Blairsden or less than an hour from Reno and Truckee.
Grizzly Ranch is located near the rustic railroad town of Portola in eastern Plumas County at the northern end of the Sierra Nevada, with excellent automobile access from Reno (45 minutes), Sacramento (2.5 hours) and the Bay Area (4.5 hours).
