Hacienda Sees Leasing Momentum Build with September Rebound

Pleasanton, Calif. – Hacienda, the largest business development of its kind in Northern California, saw a resurgence of activity in September after a quieter summer. With exciting progress across healthcare, technology, nonprofit, and professional services, Hacienda’s thriving tenant community continues to showcase the development’s vitality, resilience, and broad appeal in today’s dynamic market.

Occupancy & Leasing

Following a period of subdued business activity over the summer, an upward trend in occupancy began to emerge in September. Total occupancy increased to 6,648,269 square feet, up from 6,631,134 square feet in August. Leasing activity continued to be dominated by smaller spaces, with units under 10,000 square feet accounting for 90.63% of the total volume and 56.36% of all transactions. Meanwhile, mid-sized spaces ranging from 10,000 to 50,000 square feet comprised the remaining 9.38% of volume and 43.64% of transactions, highlighting sustained interest in this segment.

Hacienda continues to attract a diverse range of industries, reinforcing its position as a key employment hub in the Bay Area. Business services lead with the largest footprint, occupying 1,823,342 square feet. Biomedical companies follow with 1,163,099 square feet, trailed by manufacturing tenants at 471,332 square feet and healthcare organizations at 392,522 square feet. Supporting these core sectors is a broad mix of tenants across retail, hospitality, software, education, and consumer goods, showcasing Hacienda’s versatility and strong appeal across industry lines.

Hacienda’s 2025 year-to-date tenant activity highlights a dynamic mix of new arrivals, reinforcing the development’s broad appeal across industries. Hall Law Group established new offices at 4750 Willow Road, further strengthening Hacienda’s reputation as a hub for professional services. At Rosewood Commons, Calyxo, Inc., a medical technology innovator, joined the growing community of health-focused companies. Teleflex, a global leader in medical technologies, also secured space at Britannia Business Center II, underscoring Hacienda’s position as a center for life sciences and advanced industries. Beyond these sectors, Learn and Play Montessori School expanded the community’s educational offerings, while Spirit Halloween introduced a vibrant seasonal retail presence—together highlighting the diversity of businesses choosing to call Hacienda home.

This mix not only reflects the versatility of Hacienda’s offerings but also highlights the community’s growing role as a foundation for both established enterprises and emerging businesses.”

Although leasing activity has progressed at a measured pace, Hacienda continues to demonstrate its enduring value through major commitments from prominent tenants. A standout example is online scheduling startup Vagaro, which recently signed a 75,000-square-foot lease at 4430 Rosewood Drive—the largest lease completed along the I-680 corridor this year. Over the past 12 months, Hacienda has also welcomed several other significant transactions, including Sutter Bay Medical Foundation’s 64,222-square-foot lease at 4480 Willow Road, Acco Engineered Systems Inc.’s 67,757-square-foot lease at 5890 Owens Drive, and Sutter Health’s Palo Alto Medical Foundation’s 23,000-square-foot commitment at 5075 Hopyard Road, part of a broader strategy to expand with more than 25 new ambulatory care centers. Renovations for these medical facilities are scheduled to begin this year, with openings anticipated in 2026 and 2027—further underscoring Hacienda’s role as a long-term hub for growth and investment.

Convergint, a $2.6 billion global systems integrator and Hacienda tenant since 2016, continues to earn recognition as both an industry leader and an outstanding workplace. Named the number one Systems Integrator in SDM Magazine’s 2025 Top Systems Integrators Report for the eighth consecutive year, the company was also honored by U.S. News & World Report as a Best Company to Work For in the Real Estate and Facilities Management category for the second year running. AvalonBay Communities, Inc., has officially opened its Avalon Pleasanton development at 5649 Owens Drive. The 336-unit community, including 45 affordable rentals, transforms a former surface parking area into modern two- and three-bedroom apartments and three- and four-bedroom townhomes with contemporary amenities such as in-unit washers and dryers, high-speed Internet, balconies, patios, and keyless entry. Designed to appeal to families and professionals, the project’s first phase emphasizes a variety of unit types and will expand with new amenities, including a swimming pool, fitness center, and work lounge, coming in 2026. Construction on the next phase, the Podium Building, is underway and will feature studio, one-, and two-bedroom units along with outdoor communal spaces, reflecting AvalonBay’s commitment to creating high-quality, walkable residential communities in Pleasanton.

Pleasanton’s demographics reveal a highly educated workforce, with over 85% of residents attending college and nearly 70% holding a college or professional degree. The city also enjoys a high household income, with over 75% of households earning more than $75,000 annually. Pleasanton is a young city, with nearly a third of the population under 19 and over a quarter aged between 20 and 54, indicating a substantial portion of residents in their prime career years.
