Pleasanton, Calif. – Hacienda, Northern California’s leading business park, continues to experience steady growth in occupancy, contributing to its diverse tenant base and increased new lease activity. The recent signing of major leases by Sutter Health’s Palo Alto Medical Foundation further solidifies Hacienda’s reputation as a premier location for innovation and commerce, underscoring its importance as a key employment center in the Bay Area as well as a prime location for the practice of healthcare in the Bay Area.
Occupancy & Leasing
This month, Hacienda’s occupancy figures reached 6,937,528 square feet, marking another increase from the previous month and the highest level recorded since the start of the year. The majority of year-to-date activity has been concentrated in spaces under 10,000 square feet, which represented 95.93% of all transactions and accounted for just over 33.5% of the total leased volume. In contrast, spaces sized between 10,000 and 50,000 square feet comprised 2.44% of the deals, contributing to nearly 14.65% of the total space leased throughout the year. Larger spaces, those over 50,000 square feet, made up only 1.63% of the transactions but accounted for a significant 51.79% of the total leasing volume.
Hacienda, recognized for its role in fostering innovation and commerce, continued to draw prominent tenants and lease renewals during the course of the year. Among the notable activities were relocations by ADP and Inneos within Hacienda, as well as a renewal by Walovich Architects Group. The area also saw new leases from The Bay Area Fencing Club and K&A Engineering Consulting, P.C.
In addition, Sutter Health’s Palo Alto Medical Foundation (PAMF), a part of the not-for-profit Sutter Health system, secured two major leases in Hacienda this month totaling 87,000 square feet. These leases include a 64,222-square-foot building at 4480 Willow Rd. and about 23,000 square feet at 5075 Hopyard Rd., located just a half-mile away. PAMF plans to offer a variety of services in these new spaces, with the 5075 Hopyard Rd. location set to open in spring 2026, followed by the 4480 Willow Rd. location in spring 2027.

These leases not only contribute to Hacienda’s record-high occupancy but also enhance the community’s access to essential medical services, demonstrating the area’s growing influence in the Bay Area.”
The diverse industry representation within the development has remained largely consistent, with business services occupying 1,523,088 square feet, and biomedical companies covering 1,121,006 square feet. The software development sector takes up 553,154 square feet, while manufacturing accounts for 498,570 square feet. Hacienda’s diverse tenant mix also includes substantial representation from retail, hotels, health, education, and consumer goods industries. This variety highlights the region’s ample employment opportunities and its role as a dynamic hub for multiple sectors.
Hacienda continues to strengthen its status as a pivotal regional employment center, with Kaiser as the largest employer with a workforce in the thousands. Other notable organizations, including Boeing, Caltrans, CooperVision, The Gap, Morgan Stanley, Oracle, Roche Molecular Systems, Verizon, and Walmart, thrive within Hacienda’s dynamic environment.
