A new commercial development in the preliminary planning stages in North San José is paving the way for increased hotel and commercial development in the area.
LBA Realty LLC, an Irvine-based real estate investment company that owns and manages a variety of office and industrial properties across the Western United States, is moving forward with a proposal to redevelop 370 West Trimble Road. The 14-acre site, located near the intersection of West Trimble Road and Orchard Parkway in North San José, would include a 250-room hotel and 100,000 square feet of commercial and retail space.
The project site, which LBA Realty purchased in March 2017 for $130 million, is part of a larger, 64-acre property that is primarily occupied by lighting products company Philips Lumileds. Along with the Philips facility, the site is also occupied by parking lots and landscaping consistent with an industrial campus. The site is surrounded by offices and industrial buildings and is bounded by the Guadalupe River to the west.
The original proposal was submitted by LBA Realty in June of 2017, and plans for the site are still in the preliminary stages. “At this point, we are still early in our process,” said Scott Landsittel, the proposal contact for LBA Realty who did not have any additional details to disclose about this development.
Conceptual plans for the site include retail and restaurant space, a hotel and a fitness center. The future site would also include structured and surface parking at the west end of the site. The General Development Plan submitted by LBA Realty to the City of San José shows a large pedestrian plaza at the core of the site that connects to Orchard Parkway. The plan also includes approved upgrades to the façade of the existing Philips Lumileds building.
No specific building plans have been submitted to the City, although LBA Realty has submitted a rezoning application to San José in order to facilitate future commercial usage of the site. “Currently, the City’s understanding is that they are still exploring potential designs and layout of the site,” said Genevieve Singh, the public information manager for the City of San José. As a result, neither LBA Realty nor the City of San José was able to comment further on a possible timeline for the development of the site.
The preliminary plans, however, are consistent with guidelines highlighted in the 2005 North San José Development Policy and the Envision San Jose 2040 General Plan, which allows for 26.7 million square feet of new industrial and office space and the addition of 32,000 residential units.
The proposal for 370 West Trimble Road will go before the Planning Commission on January 10, 2018 and will be reviewed by the San José City Council in February 2018.
