San Francisco, July 20, 2015 – Jay Paul Company (www.jaypaul.com), a leading San Francisco-based real estate firm, today announced the commencement of above ground construction at 181 Fremont, a new 70-story residential and office tower in San Francisco’s new downtown, which will be the only residential tower in San Francisco to be pre-certified LEED Platinum. Once complete, the residences within181 Fremont will be the highest elevation homes west of Chicago.
Designed by Heller Manus Architects and developed by Jay Paul Company, the building is also engineered to respond to wind forces as well as seismic events in an optimal way, maximizing owner safety and well-being. “Our state-of-the-art steel and glass tower is anchored by the exceptionally deep construction shafts. These features, together, with the building’s unique structural exoskeleton design and saw-tooth curtain wall system, are truly industry leading,” noted Matt Lituchy, CIO of Jay Paul Company. The 706,617-square-foot tower also includes innovative sustainability features such as a comprehensive transportation plan, a water recycling system, a lighting design that will reduce urban sky glow, and regionally sourced building materials.
“Beginning above ground construction is a significant milestone for 181 Fremont,” Lituchy continued. “As we ascend into the sky, our landmark mixed-use residential and office building will take its place as the centerpiece of the new downtown, reaffirming San Francisco as a truly global city and the business and design capital of the world.”
The tower is poised to attract the best and brightest innovators in the tech, legal and finance sectors and beyond, facilitated by its location directly adjacent to the new Transbay Transit Center. “We are connected to what will be the Grand Central Station of the West, a true commuting hub and landmark,” Lituchy said.
With residential interior designed by Orlando Diaz-Azcuy, the residences within181 Fremont begin at the 54th floor, offering breathtaking views and exquisite vistas overlooking world-renowned landmarks of San Francisco. “The homes have refined living spaces that define modern classicism with distinctive layouts, and are more spacious and stunning than any that have come before to the San Francisco market” added Alan Mark, President and Founding Partner of The Mark Company, one of the nation’s premier urban residential marketing and sales firms.
The $540 million tower is comprised of 432,000 square feet of Class-A office space, 67 luxury condominium residences on the top 17 floors, and 3,000 square feet of retail space on the 7th floor. The commercial offices within 181 Fremont will feature column-less open floor plates offering optimum flexibility, 9.6-foot finished ceiling heights, and floor-to-ceiling glass curtain walls providing prime views of the Transbay Park, the surrounding neighborhood and San Francisco Bay. It will also include a pedestrian friendly lobby, 88-stand bike shed with private stalls and an underground valet parking garage.
Leading global firm ARUP is the structural engineer for 181 Fremont. Sustainable features include a water recycling system that will capture, treat and reuse greywater and rainwater, as well as a unique glass curtain wall system, which maximizes natural light, improving the quality of light while reducing power consumption.
Privacy and security are at a premium with a maximum of four homes on each of the building’s top 16 floors. These floor plans range from over 1,200 square feet to approximately 7,000 square feet for the 70th full-floor penthouse. Each will offer owners breathtaking views of the Bay Bridge, San Francisco Bay, Treasure Island and beyond. The52nd floor offers more than 6,500 square feet of exclusive residential amenities including a fitness center, yoga room, lounge, bar, library, open air terrace, fire pit, catering kitchen and dining room.
