Renault & Handley is offering a new state-of-the-art 190,000 square-foot building for lease in Mountain View. According to David Conklin of Renault & Handley, “We are permit-ready, and have a very desirable and deliverable Class A product in a supply-constrained market.”

The highly-sustainable LEED Platinum design features rainwater harvesting, a 500,000 kWh/year photovoltaic power generation system and dual plumbing for recycled water use. The four-story 485 stall parking garage will include a 20’ high path of travel through the ground floor to accommodate commuter bus circulation through the site and enough electrical capacity to power 80 EV charging stations. The five-story building will feature broad floor plates, Type 1-B construction and accommodations for a fourth stairwell to enable tenants to have assembly occupancies on every floor, giving maximum flexibility in space usage.

“We took advantage of our unobstructed views of the Sunnyvale Municipal Golf Course and Santa Cruz Mountains to create conditions for a seamless indoor-outdoor workspace experience,” said Geordie McKee of the development team. “Slab-to-slab clear glass and exceptional clear heights let the outside in, and functional outdoor workspace lets the inside out.” The site features a full acre of outdoor amenity space, including a central landscaped plaza, a multi-use path on the perimeter of the site, and an expansive south facing, wind-protected fifth-floor sky deck suitable for dining, recreation, and outdoor working.

“Renault & Handley’s sixty-plus years’ history in Silicon Valley office and industrial development, leasing, and property management, combined with Clyde Avenue Joint Venture’s strong equity position, make the project particularly attractive to the debt capital markets”, said Alice Holmes, CFO of Renault & Handley and partner on the development team.
