Occupancy Rises at Hacienda as Diverse Industries Expand in Tri-Valley

Pleasanton, Calif. – Hacienda, Northern California’s largest mixed-use development, recorded a modest increase in total occupancy to 6,581,927 square feet in March, up from 6,562,064 square feet in February. The park continues to attract companies across a diverse set of industries, including business services, biomedical, manufacturing, and healthcare, reinforcing its position as a leading employment center in the Bay Area.

Leasing activity reflects a dynamic market. Smaller spaces under 10,000 square feet and mid-sized spaces between 10,000 and 50,000 square feet together accounted for more than 83% of all transactions. Meanwhile, larger spaces over 50,000 square feet, though fewer in number, represented nearly 78% of the total square footage leased. One notable transaction in 2026 is the expansion of AEye, Inc., a lidar systems technology company. AEye had previously been a Hacienda tenant that had moved away and returned and just recently expanded their new Hacienda presence.

Hacienda’s tenant base continues to reflect a well-balanced cross section of industries, supporting its position as one of the Bay Area’s most established employment centers. Business services remain the largest presence at 1,787,484 square feet, followed by biomedical users occupying 1,012,707 square feet. Manufacturing tenants account for 473,301 square feet, while healthcare organizations occupy 404,695 square feet. These major sectors are further supported by a wide range of retail, hospitality, software, education, and consumer-focused businesses, underscoring Hacienda’s adaptability and broad market relevance.

OpenText, a leading Cloud and AI company, has been a Hacienda tenant since June 2024 and was recently recognized as a Leader in the 2025 IDC MarketScape: Worldwide General-Purpose Knowledge Discovery Software Vendor Assessment. The company provides organizations with AI-ready information management solutions through its OpenText Knowledge Discovery platform, which helps enterprises classify, protect, and extract actionable insights from large and complex datasets while ensuring compliance and data privacy. With capabilities including federated search, GenAI-powered analysis, and enhanced metadata management, OpenText enables organizations to transform unstructured content into a strategic asset. This recognition underscores OpenText’s role in supporting businesses in AI readiness, productivity, and secure GenAI deployment.

Pathways to Wellness, a Hacienda tenant since 2008, provides accessible, high-quality mental health services to individuals and families in the Tri-Valley and beyond. Partnering with Alameda County Behavioral Health Care Services, the organization serves Medi-Cal beneficiaries with moderate to severe mental health conditions through psychiatric evaluations, medication management, therapy, and case management, while also offering outpatient psychiatry services to privately insured and self-paying clients at its Pleasanton clinic. By matching clients to the appropriate level of care, Pathways to Wellness supports stabilization, recovery, and long-term wellness, while actively collaborating with local organizations and hosting community events to promote mental health awareness. The Hacienda location plays a key role in reducing travel barriers and expanding access to essential mental health care in the region.

City of Pleasanton

Pleasanton’s demographics reveal a highly educated workforce, with over 85% of residents attending college and nearly 70% holding a college or professional degree.
