R.D. Olson Construction Breaks Ground On 142-Unit Affordable Housing Community In Santa Rosa, California

Design-build project preserves existing oak grove; provides passive recreational space for future residents

Santa Rosa, Calif. – R.D. Olson Construction, an award-winning general contracting firm in California, today announced that construction is underway on Stony Oaks Apartments, a four-story medium high-density community that will provide 142 units of affordable housing to the city of Santa Rosa, California. As the design-build contractor, R.D. Olson Construction is streamlining project delivery by managing a single contract with the owner, MetaHousing. The project is expected to be completed in April 2023. 

At 149,319 square feet, Stony Oaks Apartments will include a unit mix of 56 one-bedroom, 48 two-bedroom and 38 three-bedroom apartments reserved for families and individuals earning between 30% to 60% of the area medium income. Resident amenity spaces will include a large multi-purpose community room, a fitness center, a media center, laundry and on-site management offices. Surface parking will include 185 stalls with 47 secured bicycle stalls. 

“Santa Rosa hasn’t been able to fully rebuild since the city lost nearly 3,000 homes in the Tubbs Fire of 2017, so an affordable multifamily community that can house more than 400 residents will be a welcome addition to the city,” said Bill Wilhelm, president of R.D. Olson Construction. “Since opening our Northern California office in 2016, we have established relationships with local subcontractors and are navigating current challenges by locking in prices and ordering materials early.” 

Outside the building lies an oak grove canopy, which will serve as a focal point upon entering the site and complement programmed amenities, including two outdoor play areas for toddlers and older children, amphitheater seating, courtyards, barbecues, quiet workspaces and outdoor fitness opportunities. 

Taking cues from the oak grove, the exterior façade will have a neutral theme with green, stone and bronze coloring and driftwood shingle roofing. Primarily four stories, the building has wings that step down to three and two stories to soften the massing toward the existing single-story neighborhood. Landscaping will provide a buffer around the perimeter and fire access will be provided with a secondary entry.

Located at 2542 Old Stony Point Rd, the apartment complex is three miles from downtown Santa Rosa and 1.5 miles from the 101 freeway.

R.D. Olson Construction is partnering with architect Dahlin Group, B.K.F. Engineers, REYFF Electrical, HVAC Talent Air and Ampam Parks Mechanical on the project, all of which are active in the design-build process. 

Additional recent multifamily projects in Northern California include Hopper Lane Apartments in Santa Rosa, Napa Creek Village in Napa and the Citrine Apartments in Healdsburg, which was built in combination with the 122-guest room Hotel Trio.
