Renault & Handley Obtains Entitlements for New Office Building in Mountain View

Mountain View Renault & Handley Clyde Avenue Joint Venture MVGO Caltrain Sunnyvale Los Altos

The Mountain View City Council has granted a zoning entitlement for a 189,974 square foot transit-oriented office development at 580-620 Clyde Avenue according to Renault & Handley, the project administrator for the owner, Clyde Avenue Joint Venture LLC.

The project site is located across the street from a stop on the MVGO Shuttle line operated by the Mountain View TMA with service to Caltrain and the Downtown Mountain View Transit Center.  The development includes a five-story, Class “A”, LEED Platinum office building with a four-story parking structure and a full acre of outdoor amenity space featuring a 9,600 square foot fifth-floor deck with sweeping views of the Sunnyvale Municipal Golf Course and Los Altos Hills.

The highly sustainable development will feature on-site photovoltaic power generation and innovative wastewater technologies to reduce potable water usage, including dual plumbing for future recycled water use and a rainwater harvesting system.

“We designed the shell to Type I B construction to give tenants maximum flexibility in interior design and the ability to push density”, according to David Conklin, a principal at Renault & Handley. “The additional fireproofing, accommodations for a fourth stairwell, and other life-safety considerations enable the tenant to have assembly occupancies above the second floor and to use the fifth-floor deck for large-scale dining, gathering and recreation.”

“Attractive, usable outdoor space is vital to creating an environment for collaboration and creativity, so designing for it was a primary design consideration.  Our building and site configuration are oriented to give the outdoor spaces maximum sun exposure and wind protection so that people can use them.”  In addition to the large deck space, the interior of the site will feature a private landscaped plaza, and a publicly accessible Class I multi-use path on the perimeter of the site.
