ROEM Corporation to Develop 125-Unit Affordable Housing Project in Belmont

While the multifamily sector seems to have found a firm footing across the region again, affordable homes continue to be in short supply. One local development firm, Santa Clara and Los Gatos-based ROEM Corporation is planning to put a dent in that demand by adding a 125-unit new affordable apartment development project in Belmont located at 800 to 803 Belmont Avenue, according to public documents of the project that the developer submitted to the city.

ROEM did not respond to an email seeking comment for this project. 

The new development will represent one of a limited number of new apartment developments that are 100 percent affordable. Most projects in the region have a limited affordable component along with mostly market-rate units in the project.

It is not clear at this time what ROEM will be paying to develop the project, but the City Council of Belmont just recently approved the plans for the new development. It has been anticipated that a potential start for the project could be sometime around the spring of 2023. The time period to finish the project is projected to occur over 23 months.

The developer is planning to tear down the existing property on the 1.5-acre site. This is the Bel Mateo Motel, which was originally developed in 1952 and was reviewed as a possible historical landmark as an example of classic mid-century modern design. The architect of the development project is Withee Malcolm Architects, a firm based in Torrance, Calif.

The new development will have a total of 125 units. The breakdown of the project calls for 52 one-bedroom units, 40 two-bedroom and 33 three-bedroom apartments. Thirty-six of the units will be for extremely low-income households, of which 19 will be supportive housing for formerly homeless veterans. The other 89 units will be for low-income households earning between 50 percent and 80 percent of the Area Median Income.

The total square footage for the 8-story project is over projected to be 230,000 square feet with 104,600 square feet for housing with amenities and 71,220 square feet for mechanical uses. Recreational amenities will include 6,500 square feet of outdoor recreation space, a club room, fitness center, computer room and children’s playground.

The project will also include a parking facility. This will be a three-floor subterranean garage with a capacity for around 15 cars. The development’s location is great for public transportation, as well. People living in this development will be five minutes away from the Belmont Caltrain Station and adjacent grocery store with the SamTrans bus.
