After a relatively steady quarter, occupancy levels held firm in November at 6,589,194 square feet, unchanged from October. Leasing activity continued to be driven primarily by smaller suites: units under 10,000 square feet represented 95.71% of total leased volume and 65.81% of all transactions. In comparison, mid-sized spaces between 10,000 and 50,000 square feet accounted for the remaining 4.29% of volume and 34.19% of transactions, indicating ongoing demand within this size range.

Business services lead with 1,823,342 square feet, followed by biomedical companies at 1,163,099 square feet, manufacturing tenants at 471,332 square feet, and healthcare organizations at 392,522 square feet. These core sectors are complemented by a broad mix of retailers, hospitality operators, software firms, educational institutions, and consumer goods companies, highlighting Hacienda’s versatility and strong appeal across multiple markets.

Calyxo, Inc., a medical technology innovator, joined the health-focused community at Rosewood Commons, while global medical technology leader Teleflex secured space at Britannia Business Center II, highlighting Hacienda’s strength in life sciences and advanced industries. Hacienda continues to showcase the achievements of its diverse tenant community, with notable milestones and growth across the healthcare, nonprofit, and technology sectors.
The League XS Apprenticeship Academy of Cosmetology and Barbering, led by owner Daniel Moses, opened its Hacienda training facility at 4515 Rosewood Drive in April 2025, making them one of Hacienda’s newest tenants this year. The academy trains, equips, and licenses aspiring barbers and cosmetologists through an apprenticeship model that allows students to work and earn income while completing their education, supported by staff with over 20 years of industry experience. Offering flexible scheduling, ongoing education at no additional cost, and the ability for committed students to earn a license in as little as one month, the program is also WIOA-approved, enabling potential financial assistance for eligible students. With a corporate office in Antioch and 16 satellite locations statewide, the academy’s return to the Tri-Valley strengthens local access to cosmetology and barbering education in an area previously lacking such programs.
Winbond Electronics Corporation, a global provider of memory solutions headquartered in Taiwan, has been a Hacienda tenant since September 2017. In September 2025, its Kaohsiung Fab was honored with the Silver Award at Taiwan’s National Enterprise Environmental Protection Award, recognizing the company’s sustainable initiatives including digital transformation, low-carbon supply chain resilience, and water- and carbon-reduction systems. Since 2022, the Fab has leveraged big data, machine learning, and system optimization to reduce energy consumption by 12.5%, improve energy efficiency by 53%, and cut waste disposal volume by 50%. Winbond also introduced a pioneering carbon accounting system and supports supply chain partners in reducing emissions, underscoring its commitment to green semiconductor technologies, sustainable development, and environmentally responsible innovation.
Providence Medical Technology, a privately held medical device company founded in 2008 and a Hacienda tenant since November 2017, develops tissue-sparing solutions for cervical spinal surgery. In August 2025, the company published initial results from its FUSE study in Spine Journal, demonstrating that its CORUS Posterior Cervical Stabilization System (PCSS) significantly improves 12-month fusion rates and reduces revision surgeries compared to standard anterior cervical discectomy and fusion (ACDF). Conducted under FDA oversight across 18 U.S. sites with 227 patients, the randomized controlled trial provides Level I evidence supporting the safety and effectiveness of minimally invasive circumferential cervical fusion. With FDA clearance for up to three cervical levels, Providence’s CORUS PCSS is now used in over 2,600 hospitals and facilities, marking a major advancement in multilevel cervical spine treatment.
