Spear Street Capital Tops Off 150,000 SQFT R&D Building in San Francisco

The Bay Area’s first urban advanced R&D and manufacturing development is purpose-built for a new generation of creators

San Francisco, CA (February 6th, 2023) – Spear Street Capital, owner and operator of distinctive office, laboratory, and technology-oriented properties located in the United States, Canada, and Europe, today announced the topping outof 300 Kansas – a 150,000 square-foot research & development (R&D) and advanced manufacturing building. A first of its kind development in San Francisco, the six-floor structure features a zero-carbon, all-electric design and is expected to complete by Summer 2023.

Designed by Kansas City-based El Dorado Architects, 300 Kansas will have high ceilings ranging from 13 1/2 feet to 25 feet, and vibration resistant concrete floors. Three entry points will allow vehicle access to the ground, first, and second levels of the building, providing 45,000 square feet of vehicle accessible floor space. Webcor serves as general contractor.

300 Kansas is charting a new path for sustainability in the San Francisco market as one of the first all-electric, zero-carbon core and shell buildings in the city. Through collaboration with environmental consultant Atelier Ten and the International Living Futures Institute, the building will achieve zero-carbon performance by offsetting both embodied carbon and operational carbon.

Materials with lower embodied carbon than industry standard are being used for construction, with offsets purchased to account for the remaining embodied carbon. Once operational, the building’s all electric power will come from 100% renewable energy sources.

A 4,500 square foot roof deck and garden, with landscape design by Groundworks Office, will offer panoramic views in all directions, featuring a commanding perspective of the San Francisco Bay and downtown. Northward will be spectacular views of the Market Street skyline, eastward are views that stretch out towards the East Bay hills and culminate with a view of Mount Diablo.

A sawtooth design along the east and west facades follows the guidelines of the city’s bay window code while paying homage to the manufacturing history of the neighborhood in which it is located. Along the north facade, the exterior curtain wall will let in generous amounts of natural light and frame views of the San Francisco Bay and downtown skyline.

Located on the corner of Kansas and 16th Streets in San Francisco’s dynamic Design District, 300 Kansas provides immediate access to nearly 20 restaurants, nightlife and wellness locations. Tenants will be within walking distance to highlights like the Chase Center entertainment area, Bottom Of The Hill concert venue, and Mission Bay Dog Park.

Its proximity to the 101 and I-80 provides an opportunity for prominent signage. End-of-trip facilities, including showers and bike lockers, make it ideal for all commuters. Twenty-four subterranean parking spaces with electric vehicle charging will be available, along with space for 48 bicycles.  BART and Caltrain stations are located within one mile, and there are numerous nearby MUNI connections.

The topping out of the roughly 70-foot tall building brings 300 Kansas closer to delivering in Summer 2023 and ready for tenant occupancy in September 2023.
