San Ramon, Calif. – Marking a major milestone in long-envisioned plans to create a vibrant, walkable mixed-use district in San Ramon, Sunset Development Company announced today the sale of a 31-acre parcel in Bishop Ranch to SummerHill Homes.

The acclaimed Northern California homebuilder will build three neighborhoods offering 404 for-sale detached houses and townhomes as part of a phased master-planned residential development in Bishop Ranch, which will help realize San Ramon’s decades-long vision of creating a true mixed-use district that seamlessly blends housing close to jobs, parks, trails, transportation hubs, retail and dining. The new residential development, called City Village, will be created in close collaboration with Sunset Development.

“SummerHill Homes’ plans for City Village represent a turning point in the history of Bishop Ranch and in the city’s dream of providing a walkable, pedestrian- and transit-oriented mixed-use district,” said Alex Mehran, Jr., president and chief executive officer of Sunset Development Company, developer and owner of Bishop Ranch. “We’re thrilled that some of the first residential neighborhoods in Bishop Ranch will be created by SummerHill Homes, a highly respected Bay Area homebuilder admired for their quality housing and accompanying community amenities.”

“We couldn’t have chosen a more exciting and forward-looking community than Bishop Ranch for a residential project of this nature,” said Robert Freed, chief executive officer of SummerHill Homes. “Bishop Ranch is the perfect setting for new housing: It’s a very walkable area, it’s very transit-oriented, and there is a huge need here for quality homes near the city’s large and growing supply of jobs. We’re excited to have the opportunity to play a role in the evolution of San Ramon’s long-envisioned, mixed-use district.”

City Village will be built at 2400 Camino Ramon, the northwest corner of Camino Ramon and Executive Parkway. To accommodate the new housing, an existing office property, BR6, will be razed. Sunset officials have worked closely with the property’s office tenants to help them relocate to other comparable workspaces elsewhere among Bishop Ranch’s large portfolio of office properties.

SummerHill Homes recently received entitlement approval from the City of San Ramon. Of the 404 total housing units, 268 will be detached homes with the balance being townhomes. Sales of the first phase of residences are expected to begin in early 2023. City Village will include a two-acre public park and other open spaces, walking and biking trails, gathering nodes, seating areas and a community barbecue area. The three distinct neighborhoods include:

  • The Rows, a collection of 114 detached three-level row homes with three or four bedrooms, ranging from 1,999 to 2,457 square feet
  • The Courts, a collection of 154 two- and three-level detached courtyard homes with three or four bedrooms plus a retreat and penthouse, ranging from 2,164 to 3,086 square feet.
  • The Towns, a collection of 136 three-level attached townhomes with three or four bedrooms, ranging from 1,720 to 2,250 square feet.

City Village will complement Sunset’s master plan for Bishop Ranch, which will ultimately include 4,500 housing units, 166,000 square feet of new commercial space and a 169-room hotel. Thirty percent of the plan will be set aside as open space, including parks, trails and gardens.

“We are excited to begin construction at City Village in San Ramon” said SummerHill Homes’ President Chris Neighbor. “This residential development is the first of many that will bring the vision for the area to life.  With a mix of rowhomes, townhomes and single-family homes, two-acre park and pedestrian-friendly development, all within close proximity to the City Center Mixed–Use Master Plan, SummerHill’s groundbreaking will officially kick-off the transformation to bring housing into Bishop Ranch.”

“As job growth occurs – not only in Bishop Ranch, but throughout the entire Tri-Valley – these residential developments will offer appealing high-quality housing for employees and their families,” Mehran said. “The evolution of the mixed-use district will be a unique place where the perks of urban living blend with the comforts and conveniences of the suburbs. By virtue of its prime Bay Area location, the City of San Ramon uniquely blends professional life with personal living.”
