SyRES Properties Works Toward Finalizing Plans for 480-Unit Mixed-Use Waterfront Development in Redwood City

The Bayshore Freeway is one of the Peninsula’s most trafficked routes and is becoming home to numerous new office and mixed-use developments rising along the waterfront in municipalities like Redwood City. As employers continue to expand through the Peninsula and onto properties off of the Bayshore Freeway, new residents are looking for new homes, a need not lost on developers, including SyRES Properties. The developer -based developer is currently undergoing the environmental and design review processes for its proposed project located at 557 E. Bayshore Road, just steps from the San Francisco Bay. If approved, the project would include a 480-unit residential development as long as a 97,101 square foot sports club referred to as “VillaSport.” And, while SyRES could build a higher-density project on the site, the developer has chosen to maintain a mid-rise property.

“Despite the request for greater density (as permitted under state and local law), the project is being designed to provide appropriate, high quality destination commercial along East Bayshore Road that will serve the neighborhood and separate and buffer the residential from Highway 101 and East Bayshore, and feature and respect the San Francisco Bay and the shoreline experience,” states project documents.

As part of the project, the existing theater and parking lot on the 14.36-acre parcel will be demolished to make way for the new development.

The apartments will be situated within two, five-story buildings that will be adjacent to a five-story parking garage that will total 614 vehicular spaces. The first residential building will have 222 units, while the second will have 258 units. The units will be a mix of studio-, one- and two-bedroom units ranging from 510 to 1,201 square feet in size. The project will also provide 85 affordable units and will cater to very low, low and moderate-income families. 

From an architectural standpoint, the two designs of the two buildings will be largely inspired by the San Francisco Bay and shoreline. The units will be oriented to have views of the Bay, but the residential buildings will be located so that the community pool, spa, club room and barbecue area are on the shoreline of the property. The massing of the buildings will be broken up using courtyards, patios and unique patterns and materials palettes. 

The commercial part of the property will be operated by VillaSport Club and Spa. The club will be two levels, and include an outdoor pool area at about 42,942 square feet in size. An outdoor café and children’s play area are also included, at 2,859 square feet and 5,408 square feet, respectively. 

“VillaSport offers a unique combination of fitness and social programming in a resort-style environment for the entire family,” explains the project proposal. “Whether relaxing by the pool, joining the book club, creating an art project or attending a spin class, everyone has something to enjoy at VillaSport.”

Other amenities include six exercise studios and 200 free classes per week, NBA regulation basketball court, a day spa, two indoor pool and high-end locker rooms. Additional public amenities, such as a brand-new Bay Trail connection, enhanced public access to the shoreline, public art installations

The project will still have some time before approvals are finalized. The City issued its Notice of Preparation of a draft environmental impact report (EIR) for the project, which will be finalized in the coming months and after which there will be several months of public commentary. Other required project approvals include rezoning the property, the acquisition of a conditional use permit for VillaSport and BCDC Shoreline Band Permit.
