Terranomics Significant Retail Transactions – December 18, 2014

BURLINGAME, CA – December 18, 2014 – Terranomics Retail Services, a dominant retail services provider in Northern California, announces the following transactions:

Crystal Jade first U.S. Opening Comes at Embarcadero Center in San Francisco 
Launched by a ribbon-cutting ceremony involving San Francisco Mayor Ed Lee, Singapore-based restaurant chain Crystal Jade Jiang Nan officially opened its new 20,000 square foot flagship restaurant at Four Embarcadero Center in San Francisco. The world-class restaurant recently opened in November and features a 4,000 square foot terrace with a bar overlooking the Ferry Building and Bay Bridge, a 200-seat dining room, a bar and lounge, three private dining rooms, a 4,500 square foot kitchen and a street level to-go café. It also offers catering and banquet services. Per its press release last year, the award-winning Crystal Jade is the first Singapore-based, multi-concept restaurant brand to extend its reach into United States. The transaction also ranks among the largest restaurant deals to transpire in San Francisco over the past decade.  Notably, LVMH, the world’s largest luxury products group, purchased the majority stake in Crystal Jade earlier this year. Four Embarcadero Center is owned by Boston Properties and was represented by Rhonda Diaz Caldewey and Jessica Birmingham.

99¢ Only Stores Opening New Deep-Discount Store Location in Vallejo
99¢ Only Stores has leased 21,763 square feet for a new store location in Vallejo. Located at 3684 Sonoma Boulevard (California Highway 29), the building is owned by Red Mountain Retail Group. Originally a grocery store building, the space was most recently home to B&N Furniture store. 99¢ will join CVS Health as the two main tenants within the larger separately owned neighborhood center. The property is also located adjacent to a new Wal-Mart Neighborhood Market. 99¢ Only Stores is a unique deep-discount retailer of primarily name-brand consumable general merchandise with 332 retail stores in the western U.S. John Schaefer with Terranomics Retail Services represented 99¢ in the transaction.

New Alameda Landing Shopping Center Lands SPIN! Pizza, Chipotle and T-Mobile
The new Alameda Landing shopping center has signed new tenants SPIN! Neapolitan Pizza, Chipotle Mexican Grill, and T-Mobile to long-term deals. SPIN! leased 3,191 square feet of end cap space in what will be its very first pizzeria location in Northern California. Chipotle leased 1,900 square feet of end cap space and T-Mobile leased 1,205 square feet of inline space. Owned by Catellus Development Corp., Alameda Landing is a new mixed-use retail/commercial center anchored by Target and Safeway. Newly Public, The Habit Burger Grill Adding Location near Downtown Campbell, CA
The Habit Burger Grill has signed a lease for a brand new 2,650 square foot freestanding restaurant in Campbell, CA. The Habit’s new West Valley location will be constructed at a highly visible property at 2000 S. Bascom Avenue at the corner of E. Campbell Avenue, well positioned just outside of downtown and across from The Pruneyard mixed-use center. This location adds to the chain’s rampant Bay Area growth, which now operates 14 existing restaurants with another 15 in the works throughout the region. Notably, The Habit recently debuted its successful IPO in November and is listed on the NASDAQ as HABT. 2000 S. Bascom is owned by MV Campbell, LLC and was formerly home to Thai Pepper Cuisine. Starbucks Adding Brand New Drive-Thru Location in Vacaville, CA
Starbucks will be opening a brand new full service café and drive-thru location in Vacaville, CA. Starbucks leased 2,115 square feet in a brand new to-be-built coffee house located at the northeast corner of Leisure Town Road and Orange Drive. The property is owned by Imwalle Vacaville Associates II, LLC. This location builds upon many new locations the popular coffee retailer has recently expanded throughout the greater Bay Area. Rip Curl Riding into E.C. Rittenhouse Building, Downtown Santa Cruz next Spring
Rip Curl has signed a lease for 5,295 square feet of space at the E.C. Rittenhouse building in downtown Santa Cruz, CA. Located at 1367-1387 Pacific Avenue at Church Street, E.C. Rittenhouse is a Class A mixed-use property compised of ground floor retail and three levels of office space. Rip Curl is scheduled to take occupancy in spring of 2015, and will be positioned in an end cap space on the building’s ground floor. The Block Adds Quick-Serve, Fresh Mexican Eatery, Panchero’s
The Block at Pacific Commons in Fremont, CA has added another eatery option, as Panchero’s Mexican Grill has signed a lease for 2,908 square feet of space at the center. Panchero’s is a quick-serve, fresh Mexican franchise and adds to a slew of eating options signed at The Block in recent months. The Block features major retailers Target, Dick’s Sporting Goods and Century Theaters and when combined with Pacific Commons comprises Northern California’s larger power center at over 1 million square feet. Pancheros currently has 65 locations in the United States and the company plans to have 75 restaurants open across the country by the end of 2014. Takashima Cosmetics and Beauty Supply Coming Soon to Cupertino Village
Takashima, a Japansese cosmetics and beauty supply store, has signed a lease for 1,404 square feet of inline space at the Cupertino Village shopping center in Cupertino, CA. The Ranch-99 anchored center is located at the SWC Homestead and Wolfe roads, directly across from the new Apple II campus. Cupertion Village is owned by Kimco Realty Corp. James Chung with Terranomics Retail Services in collaboration with Yuan-Sing Chang of Intero Real Estate Services represented the landlord. Chang also represented the tenant.

MOD Pizza Coming to Transformed Main Street Center in Santa Clara 
MOD Pizza has signed a deal for another new regional pizzeria location, this time in Santa Clara, CA. MOD leased 1,983 square feet for a new inline space at the Target-anchored Main Street Center at the southwest corner of El Camino Real and Scott Boulevard. The center is currently underway on a massive multi-million dollar transformation. MOD Pizza is scheduled to open in early 2015. Almarida Place Gains Style with 18|8 Fine Men’s Salon 
18|8 Fine Men’s Salon has signed a lease for 1,699 square feet of space at Almarida Place in Campbell, CA. Anchored by Bed Bath & Beyond and Kohl’s, the neighborhood center is located along E. Hamilton Avenue, just off California State Route 17, across from Home Depot and Frys Electronics. The center is owned by Almarida Place, LLC. Sharon Carmichael with Terranomics Retail Services represented the landlord.

McClellan Square in Cupertino Serves up Verde Tea House
Verde Tea House has signed a lease for 1,583 square feet of inline space at the McClellan Square shopping center in Cupertino, CA. The Ranch-99 anchored center is located at the NWC S. De Anza Boulevard and McClellan Road and is owned by Browman Development Company. James Chung with Terranomics Retail Services in collaboration with Yuan-Sing Chang of Intero Real Estate Services represented the landlord.
