Safeway Signs Long-Term Deal for Ground-Up Supermarket at New Village Oaks Shopping Center in South San Jose; Will Join Target as Anchor
July 25, 2013 – Todd Oliver and James Chung with Terranomics Retail Services have represented Hunter Storm Properties in executing a new long-term lease transaction with Safeway, Inc. for a brand new ground-up construction supermarket at the Target-anchored Village Oaks shopping center in South San Jose. Hunter Storm will be developing a 55,000-square-foot building for Safeway at the center located at Great Oaks Boulevard and Highway 85. Safeway will also have a fuel station at this location. Village Oaks is currently under construction with an anticipated opening in spring 2014. In addition to Target, Village Oaks has secured several retailers including, Marshall’s, Panera Bread, Chase with many more tenants to be announced in the very near future.

When completed, Village Oaks will consist of over 300,000 square feet of new retail space in addition to 5 acres dedicated to high density residential.

Singapore-Based Crystal Jade Selects San Francisco for First U.S. Location
July 25, 2013 – Rhonda Diaz and Jessica Birmingham with Terranomics Retail Services have represented Boston Properties in the lease of 15,899 square feet of space with Singapore-based restaurant chain Crystal Jade at Four Embarcadero Center. This will be Crystal Jade’s first ovation entry into the U.S., with over 100 locations in 9 countries throughout the world. San Francisco was their prime target for their U.S. flagship, due to open early Spring. The project is an initiative of ChinaSF, an organization dedicated to help Chinese companies to launch their North American headquarters and business operations in San Francisco.

Embarcadero Center is one of the largest mixed-use complexes in the Western United States, with over three million square feet of office and retail space. Embarcadero Center is located between San Francisco’s Financial and Waterfront Districts, running from Battery Street to the Embarcadero, between Sacramento Street and Clay Street.

Smart & Final Coming to Target-Anchored Plaza De San Jose; Center Nears Full Occupancy
July 25, 2013 – James Chung with Terranomics Retail Services represented landlord PDSJ, LLC in a new lease of 20,000 square feet of space to Smart & Final at the Plaza De San Jose shopping center. Smart & Final leased an entire pad building within the center. Positioned at the SEC of Story Road and King Road, Plaza De San Jose is anchored by Target and features tenants such as Walgreen’s, Araujo’s Mexican Grill, Starbucks, T Mobile, Panda Express, Jamba Juice and Wells Fargo Bank. Plaza De San Jose is nearing 100% occupancy, as the center’s only remaining vacant space of 987 square feet is currently in negotiations.

Cost Plus Relocating from Hillsdale Shopping Center to Bridgepointe Shopping Center
July 25, 2013 – Don Krieger and Drew Greenspan with Terranomics Retail Services have represented tenant Cost Plus World Markets in the lease of 14,200 square feet of inline space at the Bridgepointe Shopping Center in San Mateo. Scheduled to open this fall, Cost Plus will be relocating from Hillsdale Shopping Center, with the former store site to be replaced by a luxury movie theater. Cost Plus World Market (www.worldmarket.com) operates 266 stores in 31 states under the World Market® and Cost Plus World Market® trademarks.

Gary Van Acker Acquires Mill Valley Building for $4 Million
July 25, 2013 – John Schaefer and Jennifer Hibbitts with Terranomics Retail Services and Stephen Easley with Cassidy Turley represented Seller Fritz Bathelt in the sale of a 29,541-square-foot retail building for $4,050,000 ($137.10 psf) in Mill Valley. The property is located at 1060 Redwood Highway and was purchased by Gary Van Acker, an owner/user dba Van Acker Construction Associates, a privately run and owned general contracting and construction management company. Van Acker will be relocating its operation from 33 Reed Boulevard.

Upscale, Fast Casual, Noodles & Company enters Bay Area at San Francisco’s Metreon
July 25, 2013 – Michael Seigel and Sharon Carmichael with Terranomics Retail Services have represented tenant Noodles & Co. in the lease of 2,450 square feet of space at the Metreon near the new City Target in downtown San Francisco. Noodles & Co features global noodle dishes prepared to order, sandwiches, salads, with beverages including wine and beer. The landlord is Star-West Metreon, LLC. Founded in 1995, Noodles & Co. just completed their IPO to go public 2 weeks ago and is one of the fastest-growing, fast casual restaurant companies in the country, now with 345 locations in 26 U.S. states and Washington D.C. The Metreon is a ±350,000-square-foot retail, restaurant and entertainment complex.

Satellite Healthcare Adding New Location at Sonoma Gateway Shopping Center in Rohnert Park
July 25, 2013 – John Schaefer with Terranomics Retail Services represented property owner Rohnert Park Retail Associates, LLC in the lease of 11,710 square feet of end cap space at the Sonoma Gateway shopping center in Rohnert Park to Satellite Healthcare. A newly constructed ±27,000-square-foot center, Sonoma Gateway is located adjacent to Highway 101 at Rohnert Park Expressway, with excellent highway visibility. It is positioned at the gateway to Rohnert Park, and is surrounded by major retailers and restaurants such as Safeway, Raley’s, Target, Costco, Longs Drugs, Starbucks, Red Lobster and Olive Garden. Satellite Healthcare is scheduled to open at Sonoma Gateway soon.
