SAN FRANCISCO – Troon Pacific, Inc. is launching Residence 950, an approximately 9,500-square-foot, luxury estate located at 950 Lombard Street in the heart of San Francisco’s thriving Russian Hill neighborhood. The property features a garden so large that it feels like your own private park in the city, with water views, lush secluded grounds, century-old olive trees, lemon trees and native flowers. Residence 950 is a rare and distinctive home set above San Francisco with stunning views of the San Francisco Bay, the East Bay Bridge, Alcatraz, Angel Island, Downtown San Francisco and Coit Tower.

The pre-certified LEED-Platinum property features three bedrooms, two guestrooms and six-and-a-half bathrooms in the main home plus a separate one-bedroom, one-bathroom historic cottage, which Troon Pacific reconstructed with modern finishes and appliances. The expansive-yet-intimate home features an outdoor entertainment center with a retractable screen, a cantilevered infinity-edge pool, an exterior surround sound system and a sophisticated exterior dining area that is situated on .36 -acres of land across a full city block between Lombard and Chestnut Streets.

“A home like Residence 950 is an impossible find in San Francisco, a virtual oasis in the heart of the city,” said Troon Pacific CEO Gregory Malin, a luxury home creator for nearly 20 years. “We designed 950 Lombard as though it were our own dream home. It was essential for us to provide a home that is truly unique, has the most sought-after amenities and materials, and remains understated from the street and then reveals a rare level of amenity and openness. To maintain Troon’s signature level of quality, we truly applied our mission and core values to this project of design, responsibility and creativity. Responsibility includes both environmental sustainability for the planet, as well as thoughtful wellness amenities for the human soul. Our mission of creativity allows for flexible, future-proof layout so that new owners could make it their dream home and adapt it to their preferences and lifestyle.”

Residence 950 was designed to seamlessly blend classic San Francisco architecture with the beauty and conveniences of new, modern home design with flexible, open floor plans and thoughtful entertaining spaces. The pathway stretching from Lombard Street to Residence 950’s front door showcases a secluded private park feel between the main house and wellness, one-bedroom cottage. The contemporary lower level maintains unbelievable bay views while accessed through an underground vehicular tunnel illuminated by custom Jonathan Browning Spear lanterns and LED up lights to create a stunning effect. The three-story property offers several layers of security for privacy, including a Siedle Steel electronic entry system with a keypad and biometric access, which opens to reveal a remarkable main pedestrian view walkway to the front entrance. Alternatively, cars will drive up to a large estate-style sliding gate to enter the dramatic, underground auto entrance with glass garage roll-up door.

Spacious Interiors for Flexible Living
On the home’s main floor, the chef-inspired gourmet kitchen features custom Boffi cabinetry and island, Calacatta marble countertops, Mandarin white limestone floors and integrated Gaggenau appliances, including both gas and induction cooktops, and three ovens, including a plumbed in steam oven. On the main floor are the formal dining room and living room, which includes a jewel box-like wet bar. Troon incorporates natural light in unique and innovative ways; in the main house natural light permeates throughout via a glass Elevator Boutique with skylight above, surrounded by a custom-made steel-and-wood floating staircase.

950 Lombard’s master suite is located on the top floor and includes a bedroom with vaulted ceilings, an ensuite bathroom, and an open foyer area that doubles as an office. The master suite also features built-in Boffi closets and French doors that open to a balcony overlooking the private garden. The master bathroom is outfitted with Calacatta Oro marble slab walls and flooring, as well as a free-standing soaking tub, an in-shower TV and an oversized rainfall showerhead. Two additional bedrooms with ensuite bathrooms are also located on the top floor.

A Private Park in the Heart of the City
With biophilic design in mind, Troon Pacific brings interior touches to the exterior of Residence 950, where the home’s park-like, private garden extends from Lombard to Chestnut Street. The sprawling outdoor entertainment area boasts an elegant trellis with lush greenery that creates a garden oasis over the home’s alfresco theatre area, which has a projector, an all-weather retractable screen and surround sound speakers. Also shaded by the trellis is an outdoor dining area with a fire feature.

An additional outdoor entertainment space features heated bench seating, a firepit with ceramic fireballs and an outdoor kitchen with a high-performance Hestan grill with rotisserie, a wood burning pizza oven and a Hestan beverage center. Creating a sense of peace and serenity, the backyard also features several 100-year-old olive trees with an adjacent water feature, native plantings and an abundance of green landscaping. One of the home’s most visually stunning amenities is a rectangular infinity-edge lap pool that is cantilevered from the home’s main floor, overlooking the backyard and visually connecting the bay to the pool’s reflection.

In-Home Amenities Fit for Entertaining
At the base of Residence 950, a four-car garage has integrated speakers, recessed LED lighting, an automotive turntable, a dog wash, a catering staging area and a separate entryway that opens to a two-story art gallery with adjacent wine wall that is visually stunning. This double-height space is flexibly-designed to serve as an art gallery, a sports court, a fitness center, or a nightclub/entertainment area, with an engineered southern wall that connects to the garage for potential expansion. Also on the ground floor are a mudroom, two guest bedrooms with ensuite bathrooms and a grand parlor with a signature Jonathan Browning-Troon collaboration on a bar and cantilevered peninsula with ice maker, beverage center and sink. The entertainment room maintains operable sliding glass walls that open to a large terrace with a corner view of the San Francisco Bay. The adjacent room features a double laundry room with a dishwasher.

A Personal Wellness Center
The enchanting detached one-bedroom, one-bathroom cottage is also situated on the grounds of Residence 950. With careful planning and attentive design, Troon Pacific was able to reconstruct the cottage into a wellness center complete with a steam room, a sauna, an outdoor shower and a hot tub with ultraviolet filtration. The cottage also features a kitchen, a great room and a massage area – making it easily convertible into an in-law suite or office.
