Troon Pacific Unveils $34MM Wellness-Inspired Home in San Francisco

SAN FRANCISCO, CA – Troon Pacific, Inc. has revealed its newest wellness-focused home, 2646 Union Street in San Francisco, California. Known as Residence 2646, the pre-certified LEED-Platinum home will be one of the area’s most sustainably-built properties with an abundance of wellness amenities, including a dedicated garden-level that could ideally serve as a wellness center. Bordering the Cow Hollow and Pacific Heights neighborhoods, the four-bedroom home also features an office, a guest suite and an au pair suite. The residences’ five levels offer stunning views of the San Francisco Bay, the Golden Gate Bridge, Alcatraz and Coit Tower.

Residence 2646’s gated entryway opens to a landscaped path enriched by lanterns that highlight the home. The street-level entry serves as the home’s main level and features an inviting foyer anchored by a prominent art wall.   

Located on the garden-level, the home’s extensive wellness area includes a fitness center, a massage room, and a spa with a glass-enclosed sauna and a steam shower. Sliding glass doors open to an expansive hardwood deck that doubles as an outdoor yoga studio. An indoor, outdoor garden room on the first floor features a full-service wet bar with custom cabinets, floating shelves, dishwasher and ice maker.   

The coveted outdoor space behind Residence 2646 serves as an extension of the home’s wellness center. The lush, heavily-planted greenery and mature trees create a private, backyard oasis. The outdoor entertainment area is grounded by a sunken living room with radiant-heated seating, fire pit and built-in barbeque area.   

On the home’s second floor, entertainment and living spaces include a media room that is pre-wired for surround sound, a thermal and humidity-controlled wine room, a laundry room, a mudroom and an AV room for mechanical access. Also located on this floor is an additional guest bedroom with an ensuite bathroom and a private, separate entrance. A multi-purpose garage boasts a catering area, a pet spa, a Tesla Power Wall and parking for three cars, including a car vault that allows residents to easily lower a vehicle to the ground floor.   

Located on the entry level, also noted as the main level, the spacious living room, dining room, family room and gourmet kitchen feature European White Oak hardwood floors and 10-foot ceilings. A glass-enclosed staircase is illuminated by an oversized operable skylight that is situated in the center of the home, allowing natural light and air to permeate each floor, which are also accessible via elevator.   

The chef-inspired kitchen features a 30-foot sliding glass wall that opens to a full-width terrace with a glass guardrail that maximizes the 180-degree Bay and Goldengate views; the terrace also boasts an herb garden. The center of the kitchen features an oversized Boffi island in its newly-released metallic finish, with waterfall stone edges and breakfast bar seating. The gourmet kitchen was also designed with custom cabinets, stone slab countertops and a continuous 20-foot window that serves as a backsplash to allow additional natural light to flood the space.   

On the fourth floor and bedroom level of the home, the master bedroom features a custom wood-wrapped vestibule with a blind, double-door entry that leads to dual walk-in closets; a two-sided, see-through fireplace with a view into the luxurious master bath; and sliding glass doors that open to a private terrace with sweeping bay and golden-gate views. The master bathroom also boasts a Boffi double vanity, a glass-enclosed privacy wash closet, a freestanding bathtub – adjacent to fireplace and a shower with a full-height glass window that overlooks the San Francisco Bay. Three additional bedrooms with ensuite bathrooms are designed with slab stone walls and countertops, as well as large-format stone tile floors.   

The fifth floor, known as the penthouse, opens to a full bar and an entertainment room, complete with a refrigerator, a sink and a Terzani ‘School of Light’ chandelier. The penthouse level also features a private study with an ensuite bathroom, an open-floorplan and a staircase that leads to the stunning roof deck with natural plants, a firepit, solar panels and glass guardrails, which offers sweeping views of San Francisco.   

Wellness, Sustainability and Technology  

Designed with an abundance of sustainability and wellness features, Residence 2646 offers energy-efficient details like thermally insolated, double-pane windows and glass doors; ventilation outlets under the sinks, in almost every closet and even in the shoe cabinets; Energy Star appliances; solar panels and 90-100% warm LED lighting throughout. Other aspects include MERV-13 air filtration systems, which perform a complete air change every two to three hours; a grey water system that collects, cleans and reuses water for landscape irrigation; and a whole-house, Everpure water filtration system. Shielded cable was also used in bedrooms to help mitigate the risk of Electro Magnetic Fields (EMF).  

Additional technologically-advanced elements of Residence 2646 include a Lutron HomeWorks lighting control system, a Tesla Power Wall and a car charger, as well as a Savant Smart Home automation system. This system is controlled via your iPhone, Android or home-installed iPads, and adjusts the home’s audio, visual, heating and security features like cameras and alarms.
