SAN FRANCISCO – CBRE and North Bay Property Advisors announced the listing of The Chanate Campus, a 71.6-acre, 12-parcel property in Santa Rosa, Calif., for purchase.
Brian Hutcherson and Mike McShea of CBRE’s Public Institutions and Education Solutions (PIES) practice and William Severi and Nick Abbott from North Bay Property Advisors are the real estate listing brokers for the owner of the campus site, The County of Sonoma.
Located at 3313 Chanate Road, The Chanate Campus consists of 12 parcels located along both sides of Chanate Road and Cobblestone Drive. The parcels contain approximately 315,993 square feet of buildings including a four-story vacant former hospital, a 35,000-square-foot office building and a 28,000-square-foot building previously used as a mental health facility.
The Chanate Campus is less than a one-hour drive north of San Francisco and is less than seven miles from The Sonoma County Airport. The site is less than two miles from U.S. State Route 101, a major West Coast freeway that connects Santa Rosa to the rest of the San Francisco Bay Area.
“The Chanate Campus is the largest and most desirable in-fill redevelopment opportunity north of San Francisco, and potentially the West Coast,” said Hutcherson. “Given the significant demand for residential development in California and in Santa Rosa specifically, this asset provides an exceptional opportunity to provide housing in an extremely well-located market.”
Proposals will be accepted by CBRE and North Bay Property Advisors on behalf of Sonoma County until Sept. 29, 2020. The County is seeking an as-is, where-is, bulk sale of the site. Cash offers are preferred. For important information on the project and instructions for offer submittal, please visit the offering website at www.chanatecampusinsonomacounty.com.
