Balanced Demand Across Industries Supports Ongoing Momentum at Hacienda

Pleasanton, Calif. – Hacienda, Northern California’s largest mixed-use development, entered 2026 with improving fundamentals, building on the leasing momentum established in late 2025 and continuing through the first half of the year. Market activity has strengthened, supported by consistent demand across a broad range of industries and space sizes, contributing to sustained occupancy gains and a healthier, more balanced leasing environment. This positive trajectory is further reflected in recent performance, with May figures showing continued leasing and tenant engagement across the portfolio.

Occupancy & Leasing Activity

Occupancy improvements that began at the end of 2025 have carried into spring 2026, with total occupancy reaching 6,636,035 square feet in April. May currently stands at 660,548 square feet.

Spaces under 10,000 square feet accounted for 71.43% of all transactions, highlighting strong demand from smaller users and growing firms. Larger spaces over 50,000 square feet represented a smaller share of deals but drove the majority of leasing volume at 56.26%, underscoring Hacienda’s continued appeal to large-scale tenants. Mid-sized spaces between 10,000 and 50,000 square feet rounded out the activity, contributing 21.43% of transactions and nearly 30% of total leasing volume over the last month.

“Monthly leasing activity through early 2026 reflects steady and consistent momentum across Hacienda,” said James Paxson, General Manager of Hacienda. “We’ve seen sustained interest from a broad range of tenant sizes, reinforcing stable absorption trends and healthy market activity across key sectors.”

Hacienda’s tenant roster reflects a balanced mix of industries, underscoring its role as a significant employment hub in the Tri-Valley and broader Bay Area. Business services lead all sectors with approximately 1,787,484 square feet of occupancy, followed by biomedical companies at 1,012,707 square feet. Manufacturing and healthcare maintain meaningful footprints at 473,301 and 404,695 square feet, respectively. A diverse collection of retail, hospitality, software, education, and other consumer-focused businesses rounds out the tenant base, contributing to a resilient commercial ecosystem.

Tenant Highlights

Getinge, a global provider of solutions for operating rooms, intensive care units, sterilization departments, and life science organizations has been a Hacienda tenant since November 2018. In February 2026, the company’s U.S. Service department received the National Business Research Institute (NBRI) Circle of Excellence Award for the sixth consecutive year, recognizing its consistently high customer satisfaction scores across key service metrics such as communication, professionalism, and responsiveness. The award underscores Getinge’s continued commitment to service excellence, supported by rigorous, data-driven customer feedback analysis. In March, the company further expanded its product portfolio with U.S. FDA Premarket Approval for additional sizes of its iCast covered stent system, broadening treatment options for physicians and increasing procedural flexibility for patients with occlusive disease. Together, these achievements highlight Getinge’s ongoing focus on innovation, customer experience, and expanding clinical access across its healthcare solutions.

Diebold Nixdorf, Inc., a global leader in banking and retail technology that automates and digitizes consumer transactions across physical and digital channels, has been a Hacienda tenant since August 2001. The company continues to earn industry recognition, including three 2026 Global Banking & Finance Awards in March 2026 for Excellence in Innovation Payment Technology Solutions Provider Europe, Best ATM Services Europe, and Best Banking Technology Solutions Provider Europe, highlighting its leadership in payment innovation, ATM services, and end-to-end banking technology. These achievements reinforce Diebold Nixdorf’s role as a trusted global partner to financial institutions and retailers, supported by a broad portfolio of software, services, and automation solutions that connect and modernize banking experiences worldwide.

Unchained Labs, a life sciences company focused on providing researchers with flexible and purpose-built laboratory tools, has been a Hacienda tenant since August 2022 and continues to advance innovation in scientific automation and analysis. In February, the company launched Stuntman, a next-generation automation platform that integrates natural-language AI with modular, flexible hardware to simplify experimental workflows and accelerate scientific discovery. By allowing researchers to describe experiments in plain language and automatically convert them into executable workflows, Stuntman reduces reliance on rigid scripting and complex system configurations, enabling faster iteration and more efficient experimentation. Earlier in the year, Unchained Labs also expanded its Stunner platform with a new application designed for rapid antibody-drug conjugate (ADC) characterization, delivering high-throughput analysis of drug-antibody ratio, concentration, and size with improved speed and simplicity. Together, these innovations highlight the company’s ongoing commitment to streamlining biologics research and improving workflow efficiency for scientists across the industry.

Population and Employment

At the end of the fourth quarter of 2025, Hacienda accommodates 13,312 employees across 691 companies. This number is anticipated to grow as new developments unfold and occupancy rates approach pre-pandemic levels. 

Additionally, Hacienda’s residential communities currently have approximately 5,844 residents, a figure that is expected to increase to 6,400 with ongoing housing developments. 

As of the 2020 U.S. Census, the region’s population was 400,213. 60% of Tri-Valley residents hold a bachelor’s degree or higher, surpassing the educational attainment levels of both California and the broader Bay Area. This concentration of skilled professionals contributes to a robust labor force, making the Tri-Valley an attractive location for employers seeking top talent. In terms of demographics, 45.4% of residents are aged between 25 and 44, and over 58% report annual incomes exceeding $150,000. The region’s high quality of life, characterized by natural beauty, tight-knit communities, and top-notch schools with a graduation rate of 97%, further enhances its appeal to innovators and business leaders.

City of Pleasanton

Pleasanton’s demographics reveal a highly educated workforce, with over 85% of residents having attended college and nearly 70% holding a college or professional degree. The city also enjoys a high household income, with over 75% of households earning more than $75,000 annually. Pleasanton is a young city, with nearly a third of the population under 19 and over a quarter aged between 20 and 54, indicating a substantial portion of residents in their prime career years. The city boasts a rich history and character showcased in its picturesque downtown, reflecting its commitment to a high quality of life.
