BioMed Realty Tops Off Phase One of 1MM SQFT Emery Yards Project

BioMed Realty recently had a topping off ceremony for the first phase of its Emery Yards project that is slated to bring more than one million square feet of rentable office and lab space to Emeryville. Phase One includes a 285,000 square foot building suitable for lab and office space, which is available for leasing, as well as an amenity building of approximately 15,000 square feet. Overall, the project is slated to be completed in three phases, with both buildings fully developed by 2024. 

Salil Payapilly, senior vice president of development for BioMed in San Francisco, said Emeryville has a long history as a hub for life science and technology, and BioMed is “hoping to take that to the next step” with its Emery Yards project.

“Emeryville is going to be great,” Payapilly said. “We are new to the East Bay, to that portion of the East Bay, and super excited to deliver Phase One of what’s going to grow into a one million square foot development.”

Located at 5300 Chiron Way, Emery Yards sits on the East Shore of the San Francisco Bay in one of the largest life science industry clusters in the world and within walking distance of many retail, dining, hospitality and entertainment experiences. According to the firm’s website, the project site is near the Public Market and adjacent to Powell Street Plaza and Bay Street Emeryville. The property also has accessibility to I-80 and I-580 as well as State Route 24 and nearby BART and Amtrak stations. The Emery Go-Round offers free shuttle service to the MacArthur BART Station.

“We’re super excited about the location as well,” Payapilly said. “This is one of the fastest growing submarkets within the Bay Area, which itself is a huge, thriving market for life science research. So, all in all, I think this is going to be a great addition to our portfolio and to the research community locally.”

BioMed is a Blackstone portfolio company and a major provider of real estate projects for the life science and technology industries. According to information from the company, BioMed owns and operates life science real estate comprising approximately 15.9 million square feet that is concentrated in markets throughout the United States and the United Kingdom, including San Francisco, San Diego and Seattle. In addition, BioMed maintains a development platform with about 3.7 million square feet of Class A properties in active construction and about 7.1 million square feet of future development in order to meet the growing demand of the life science and technology industries.
