Office Building, Housing & Open Space On Track to Deliver in 2021
San Francisco, Calif., February 16, 2021 – Brookfield Properties marked the topping out of its 415 Natoma Street office building in San Francisco’s SoMa district with the raising of a ceremonial steel beam signed by construction workers building the unique 25-story tower.
The 640,000-square-foot Class A office building, being built by Swinerton Builders, is part of the transformative 5M mixed-use neighborhood. Brookfield Properties plans to open several major elements of the project simultaneously late this year, including renovated historic buildings, privately owned and programmed public open space, and new housing.
“Despite the pandemic and market headwinds, we’re on track with 415 Natoma to provide office tenants the opportunity to work within a dynamic mixed-use environment unique to San Francisco,” said Cutter MacLeod, Director of Development, Brookfield Properties. “Achieving this milestone underscores our faith in San Francisco’s resilient market and sustains our commitment to the community.” MacLeod said that 415 Natoma will be the only ground-up large-scale office building to be delivered in the city in 2021.

Unique Architecture and Amenities Unveiled
The building was designed by the renowned architects at KPF. New renderings show how 415 Natoma embraces creativity and commerce with its unique architecture and amenities. It is located adjacent to an area of mid-and low-rise warehouse structures, the historic Mint Building and Plaza and major transit access. The building profile is a 10-story angular podium topped by a single connected structure that appears as if it is two distinctive buildings. “At its base, 415 Natoma capitalizes on the ground level outdoor space and, as it goes higher, incorporates large outdoor terraces at multiple levels with expansive views from the Golden Gate Bridge to Coit Tower,” said Alma Jauregui, Associate Principal, House & Robertson Architects, Inc., executive architect on 415 Natoma.
Renderings reveal dual double-height lobbies designed by IwamotoScott Architecture. A main public “hospitality-driven” wall-less lobby with curated retail, food and beverage options will welcome the public visiting the adjacent parks. The publicly accessible lobby opens to adjacent streets and Mary Court, a new half-acre park, to promote lively street-level interaction. Another dedicated 2,200 square foot lobby has been reserved for anchor office tenants, enabling them to curate and personalize the entry experience into their premises.
“5M’s cluster of office, retail, residential and arts buildings are intentionally designed with interior areas that open to Mary Court to create a sense of community and natural interaction,” said SITELAB urban studio Principal Laura Crescimano, a partner on 5M master planning. “Inspired by SoMa and its network of alleys, the design weaves together a tapestry of neighborhood history, arts, and business with new public space at the center.”Renderings also show office uses with floor-to-floor heights that are 14-15 feet, with the first 10 floors providing an average of 36,000 square feet of office space per floor. One view conceptualizes an all-hands amphitheater between floors and another a spacious open terrace on the 25th floor with expansive views to Coit Tower and the Golden Gate Bridge. There are six private terraces located on levels two through twenty-five. The artwork shows spectacular outdoor settings with 360-degree city views on the 10th and 25th floors. The 10th-floor private terrace has 14,000 square feet that can accommodate nearly 350 people.
415 Natoma has been designed to prioritize tenant wellness and safety. It includes more than 27,000 square feet of outdoor terraces, a half-acre of privately owned open space, state-of-the-art mechanical and ventilation systems, and touchless building automation features. The building is targeting WELL Core & Shell and LEED Gold certifications.
In a partnership with Hearst, Brookfield Properties is transforming four acres of empty parking lots and underutilized buildings into a vibrant pedestrian experience with new housing, public open spaces, offices, retail and restored historic buildings. Bound by Mission, Fifth and Howard streets, the site is located in the center of the City adjacent to a concentration of public transit.
Overall, 5M will create approximately 856 total new residential units onsite and in the neighborhood. The first phase of construction involves a 302-unit apartment building with 91 affordable units, and 26,000-square-feet of the total 49,000 square-feet of parks, play areas and open space. The historic Camelline building and Dempster building (a former printing house) will be repurposed as signature features on the site. The new and rehabilitated historic buildings and park, play areas and open spaces will open in mid-to-late 2021.
