The cost to rent Class A office space providing prime water views is still increasing, while non-view space pricing has recently tapered. Based on completed lease transactions, the average effective rent for prime view space in the CBD reached an all-time high of $94 in 2016 and commands a 32% premium over non-view space. A limited supply of prime view space and a confluence of demand from tenants seeking such space, most with upcoming lease expirations, has kept pricing firm.
