Houston-Based Developer Proposes 345-Unit Multifamily Development in North San Jose

Additional housing could soon be coming to San Jose, after plans for more than 300 residential units were filed with the City. Currently awaiting approval, the proposed development is being planned by Houston, Texas-based The Hanover Co., and would include a mix of multifamily and townhome units.

The proposed project would be located on approximately 3.5 acres of land at 905 N. Capitol Avenue. Should the development receive approval, the project would consist of the demolition of an existing single-family home located on the northern 2.12-acre portion of the property. In its place, Hanover Co. plans to develop a 345 multifamily building, 3,000 square feet of office space and 32 for-sale townhomes. 

The 345 multi-family residential units and 3,000 square feet of office space would be located in a seven-story mixed-use building with underground parking. The building would include a mix of unit types, with five percent set aside for those with moderate incomes. The 32 townhomes would reach three stories and include a mix of three- and four-bedroom options. 

Designs for the project come from KTGY Architects and include a number of amenities, including private balconies, landscaped seating areas and a pool. Renderings for the multifamily building show a contemporary-styled building with a complimentary black, gray and white palette. The townhouse-units would be constructed across four different buildings and would also include attached two-car garages. 

While still awaiting approval from the City, project plans show construction of the proposed development could begin as early as September of 2022. The apartment portion of the project would be constructed over a period of 25 months, while the townhouse development would be built out over a period of 13 months. At its earliest, the development could be move-in ready by 2025. 

The project site is located just off Interstate 680 and in walking distance to the Penitencia Creek Light Rail Station. The area of San Jose is primarily developed with single family homes and is also near a number of retail amenities, including CVS, Starbucks and Safeway. 

The proposed project is not the only San Jose residential development by The Hanover Co. The company also owns the -unit Hanover at Diridon, which is located at 717 W. Julian Street. As well as in San Jose, the multifamily developer is active in 11 states across the nation. To date, the company has developed 79,313 units across the nation, with more than $19.5 billion in project capitalization and $2.5 billion currently under construction.
