New Owner For Civic Executive Park In Concord

Contra Costa County—New Urban Community Partners (NUCP, LLC) recently completed the remodel and renaming of Civic Executive Park in Concord formerly known as Enea Square. The project consists of eight garden style office buildings and one class A building totaling 175,000 square feet. The business park was named Civic Executive Park because of its core tenants, who include First Five Contra Costa, Scotts Valley Pomo Indian Tribe, We Care, Contra Costa County, and the State of California. Civic Executive Park is ideal for tenants who want a relaxing environment and campus style park like setting instead of a standalone high rise building.

NUCP acquired the property through a distressed sale in December 2011 and was primarily attracted to the property due to its superior location on Willow Pass Road between Highways 680 and 242. Major upgrades include: new common areas, updating the lighting systems to state of the art LED, modernizing the heating and air conditioning controls, new way finding and accessibility upgrades to comply with the Americans with Disability Act. “We want to make Civic Executive Park green and accessible for our tenants and their visitors”, says Sam Thomas General Partner. “We recognize the services that these organizations contribute to our community and pride ourselves in providing clean, green, and affordable office space.”

NUCP retained Colliers International and the leasing team of Eric Erickson, Jake Billingsley, and Tony Binswanger to head up marketing efforts. “We are excited to add Civic Executive Park to our list of exclusive properties. Class A rents are on the rise in many parts of the County. Civic Executive Park offers Class A improvements like that of the office towers, but without the price tag,” says Eric Erickson. “The ownership is local and they have a high tenant retention rate because they pride themselves in long term working relationships with the tenants.”
