Paceline Investors Acquires 20 Heron in San Francisco for $8.5MM

A partnership comprised of Paceline Investors and True North Management Group acquired 20 Heron Street, a 32,252 square foot light industrial property located at 8th and Harrison in San Francisco’s SOMA District. The purchase price was $8.5 million.

20 Heron Street is a four-story project that includes a rooftop penthouse and an outdoor deck with unobstructed northern facing views of downtown San Francisco. The property caters to the contemporary single users and full floor users seeking open floor plates, dramatic ceiling heights and significant light and air. The building is surrounded by 1,000 new residential units and is visible from the US Highway 101 with signage opportunities for a future tenant. 20 Heron Street is three blocks from the Civic Center BART station, within walking distance of Showplace Square, and has a Ford GoBikes station located on 8th Street. The property’s location is easily accessible to numerous amenities including restaurants, cafes, and lounges.

The partnership plans to execute a full building renovation of 20 Heron Street, which will result in all new building systems while preserving the historic uniqueness of the building. The planned renovation will address the front entrance, lobby, rooftop, new restroom core, the addition of a roll-up door entrance from Rodgers Street, and passenger elevator along with upgraded power. 

The seller and buyer were represented by Jason James of Tri-Commercial.
