ScanlanKemperBard Acquires 406,000 Square Foot Hamilton Landing in Novato for $84MM


[EDITOR’S NOTE: The purchase price, according to sources familiar with the transaction was $84 million. ScanlanKemper Bard acquired the property in Novato on behalf of a pension fund in Chile that goes by the name of Independencia. This is the second transaction that the real estate manager has done with this pension fund. The other was a property in Portland. The current occupancy of Hamilton Landing is 93 percent. It was at 85 percent when the buyer put the property under contract 60 days ago. SKB does believe that there will be a chance to add some value to this property in the future. “The current rents in the property are now around 10 percent to 15 percent below market. We should be able to bring them to a market level in the future,” said Todd Gooding, president and chief investment officer of SKB.

PORTLAND, Ore. July 23, 2015 — ScanlanKemperBard Companies (SKB), a Portland-based industry leader in acquiring and re-positioning real estate projects, has recently acquired Hamilton Landing, a landmark creative office campus in Novato, Calif. The property totals 406,355 square feet of space and consists of seven fully-renovated, two-story office buildings formerly used as aircraft hangars. This acquisition marks 1.4 million square feet of space the company now owns in the Bay Area market. The terms of the deal were not disclosed.

Hamilton Landing was originally developed as a United States Air Force Base in 1936. The hangars on site were converted to office space in 2000. This unique retrofit has resulted in a coveted office space in Marin County. It is within walking distance of Sonoma-Marin Rail Transit (SMART) line, which is expected to be operational in 2016 and will provide a transit option rarely available in suburban areas.
