Tidewater Capital Plans 289-Unit Residential Project in West Oakland

Earlier this year, a new 289-unit mixed-use development received positive news in terms of its progression through West Oakland’s design review process.

In early January, a pre-application was filed for the development located at 533 Kirkham Street, for which San Francisco-based Tidewater Capital is the developer and Solomon Cordwell Buenz – headquartered in Chicago – is the architect.

According to the pre-application submitted to the city, the project team proposes the construction of an eight-story project that would total 254,945 square feet. The dwelling units would comprise a mix of studio, one- and two-bedroom units. The development – which is planned across two adjacent parcels bounded by Kirkham Street, 7th Street and Mandela Parkway – would also include 3,027 square feet of ground floor retail and 24 off-street parking stalls.

While technically located in West Oakland, the proposed development is just under two miles from the city’s downtown area. The development is also proximate to I-880 – which connects Oakland to San Francisco to the west just across the Bay – and I-580.

Offering another significant transit option, the underway project is also immediately adjacent to the BART West Oakland Station. As is often the case with transit-oriented development (TOD), such projects are often the priority for project teams who have in recent years looked to capitalize on these project types.

In May 2021, according to The Registry’s reporting, the Oakland Planning Commission voted to support Strada Investment Group and East Bay Asian Local Development Corporation’s (EBALDC) initial plans to construct hundreds of residential units and an office tower near the Lake Merritt BART Station, which is just under two miles from Tidewater Capital’s proposed project.

Another high-profile project near the West Oakland BART station is Mandela Station at West Oakland, a development that will comprise 760 residential units, 300,000 square feet of office and life science space, and 53,000 square feet of ground floor retail.
