San Jose’s BioCube Prepares New State-of-the-Art Lab Suites For Early 2021 Occupancy

(JUNE 8, 2020 – SAN JOSE, CA) – Transwestern Real Estate Services (TRS) announces the expansion of San Jose BioCube to another floor of its current headquarters at 5941 Optical Court in San Jose, California. The new first  floor space, dubbed “BioCube 2.0,” will provide the thriving incubator the capability to offer to mid-stage life sciences companies custom office/lab suites, along with the concierges-level client care SJ BioCube is known for and the collaboration opportunities of a world-class, scientific community in an amenity-rich co-working environment. Transwestern Senior Vice President David Klein and Associate Gabriel “Gab” Roldan provided tenant advisory services to BioCube. 

In taking over the full building for a total of 68,521 square feet, BioCube’s Managing Director Tony Gonzalez and Facilities Director Oscar Battaglia are upgrading the facility to include a new social gathering area and dining room on thefirst floor that will open up to outdoor amenity/work space, along with an upstairs café and lounge to rival any biotech campus. 

“It is Important to devise a community and social outlet as we work to foster and grow the startups we work with,” said Gonzales. “We’re using a ‘Funnel and Flow’ approach in the design and increasing common areas  to meet or exceed current industry trends.” 

Demand could not be higher than it is now, with increased need for infectious disease testing and vaccine research & development, making SJ BioCube’s expectedfirst quarter 2021 availability a welcome benefit for the industry. Designed with the latest social distancing needs in mind, the space will be ideal for companies in a wide range of biotechnology research and development areas, including genomics, therapeutics, medical devices, diagnostics, infectious disease, digital health, pharmaceuticals and oncology. 

“Today, the life sciences incubator submarket is the most in-demand sector in the Bay Area,” said Klein. “While estimates peg total incubator demand at approximately 6 million square feet, the current inventory of 750,000 square feet of commercial incubator space is consistently 100% leased with waiting lists. We want to help fulfill research space needs because when researchers have a place to hatch new ideas, we all win.”
