Napa Valley could soon see the sale of another winery. A private 42-acre site in St. Helena, consisting of two parcels that is also the home of Juslyn Vineyards, has been listed on the market for a total $35 million, according to marketing information from the Aaron Kirman Group, which has the listing. Each of the two parcels is listed for $17.5 million.
The vineyard estate is located on Spring Mountain Road and overlooks Napa Valley, according to the listing information. Juslyn Vineyards was founded in 1997 and is owned by Perry and Carolyn Butler. According to industry reports, the couple previously attempted to sell the estate in 2017 with an asking price of $33 million.
The parcel at 2900 Spring Mountain Road features a custom-built, 12,000 square foot primary residence with a 5,000 bottle wine cellar, tasting room and guest house, according to the current listing. The site also includes an 80-foot swimming pool and an outdoor kitchen with a pizza oven as well as 1.81 acres of vines, koi ponds and stone-terraced gardens.

The parcel at 2910 Spring Mountain Road includes a prospective 2.25-acre home site and 4.5 acres of vines. This estate contains six additional plantable acres and accompanying winery license.
Napa Valley has seen several sales transactions in the past six months.
Earlier this year, Weller Development Partners purchased Aetna Springs, a planned 2,870-acre wine country resort in northern Napa County, for $35 million. Located at 1600 Aetna Springs Road in Pope Valley, the property has producing vineyards, a community clubhouse, a golf course and tennis courts, a swimming hole and 40 planned estate lots. Development plans include the construction of 70 guest cottages in the historic resort village and the expansion of existing vineyards.
Last year, Seven Stones, a 15,288 square foot winery and estate in St. Helena, was sold by the Wornick family for $34 million, or approximately $2,223 per square foot, according to previous reporting from The Registry. Seven Stones is located at 840 Meadowood Lane and consists of several structures – including a 6,588 square foot primary residence and a 2,163 square foot winery – on 45 acres.
