75 Hawthorne, HInes, Hawthorne Plaza, John Hancock Life Insurance Company, LEED, SAN FRANCISCO, Environmental Protection Agency, Commercial Real Estate News(SAN FRANCISCO) – The San Francisco office of Hines, the international real estate firm, along with building owner John Hancock Life Insurance Company (USA), a division of Manulife Financial Corporation (Canada), announced today that 75 Hawthorne at Hawthorne Plaza has received Platinum certification under the U.S. Green Building Council’s LEED for Existing Buildings (EB) Rating System.  Previously in 2009, Hawthorne Plaza became the first multi-tenant office building in San Francisco to earn Gold certification under the USGBC’s LEED EB rating system.

Hines, in partnership with RREEF, acquired the property in 2007 and immediately introduced a number of programs that continue to reduce energy consumption and promote a healthier tenant work environment.  The property was sold in 2011 and Hines retained the property management contract.  To achieve Platinum certification, green features were implemented at 75 Hawthorne, including: energy-efficient lighting with reduced mercury content; the use of environmentally sensitive cleaning products and practices; reduction of indoor potable water use through low-flow fixtures; and a comprehensive recycling and composting program.

In addition to earning LEED Platinum, 75 Hawthorne has earned the ENERGY STAR® label every year since its acquisition and has a current rating of 98.

Hines Director Charles Kuntz said, “The tenants at Hawthorne Plaza place a high priority on sustainability and strongly support our efforts to green the building.”

Hines Senior Managing Director and Global Sustainability Officer Gary Holtzer added, “By achieving LEED Platinum at 75 Hawthorne, the local project team demonstrates to our owners, clients, tenants, prospective tenants and the community that this property is being managed to the highest standards of excellence.”

In addition to the primary 20-story Class A office building, the adjacent five-story 95 Hawthorne rounds out the Hawthorne Plaza complex which offers popular amenities including childcare and a fitness center.  The property is 75 percent leased with 69 percent of the space occupied by the U.S. Federal Government, including the Environmental Protection Agency’s (EPA) Region IX Headquarters, which leases approximately 225,000 square feet.

Hines is one of the most sustainable real estate companies in the world.  In 2013 Hines was recognized by the EPA, for the sixth time, with the ENERGY STAR Sustained Excellence Award.  In addition, Hines has received the ENERGY STAR Partner of the Year award three times. Hines manages 151 labeled buildings, representing more than 71 million square feet, in the ENERGY STAR program.  Also, twelve Hines development or redevelopment projects, representing more than six million square feet, have been designated as Designed to Earn the ENERGY STAR.

Hines is also a leader in the U.S. Green Building Council’s programs, with 201 projects, representing more than 101 million square feet that have been certified, pre-certified or registered under the various LEED rating systems.  Hines was a founding member of the German Sustainable Building Council and the Russian Green Building Council, and is active in the Green Building Council Brasil, the Green Building Council España, the Green Building Council Italia, the Indian Green Building Council, the BRE Environmental Assessment Method program in the United Kingdom and the Haute Qualité Environnementale program in France.
