Stockton — Beard Land Improvement Company (BLICO), developer of the Beard Industrial District, announced that construction has commenced on the first of several buildings planned for the Beard Logistics Center (BLC) in Modesto, CA. The 476,580-square-foot project is located at 585 Garner Road and is scheduled for completion Q1 2016.
The new logistics center is positioned to serve Central and Northern California as well as parts of the Western U.S. The building is designed with a 36’ clear height, ESFR sprinkler system, cross-load design and generous trailer parking. It is designed to be rail served, and will also include 76 truck dock doors, grade-level loading, insulated ceiling and office to suit. Rail service can be provided by Modesto and Empire Traction Company (M&ET), a short line railroad and sister company to BLICO. M&ET connects with two Class I railroads, BNSF and Union Pacific, and can provide daily rail service to future tenants.
“This state-of-the-art distribution/manufacturing building is a significant addition to the Central Valley marketplace,” said Blake Rasmussen, Senior Vice President at CBRE. “Beard Logistics Center is the first speculative building constructed within the submarket since 2008. Given the current vacancy rate of less than 1 percent, this project will provide a unique opportunity for companies seeking Class A industrial space within the region.”
As a premier location, the Beard Industrial District is home to globally recognized companies including Frito-Lay North America, Inc., Del Monte Foods, Inc., Nestle USA, Inc., E&J Gallo Winery, Plastipak Packaging, Inc., Ball Corporation and Graham Packaging Company. BLC is part of a master planned project to consist of more than 2 million square feet of industrial space. With approximately 260 acres of entitled land available for build-to-suit opportunities, Beard Land Improvement Company can accommodate requirements ranging from 25,000 square feet to more than 1 million square feet.
Blake Rasmussen and Kevin Dal Porto of CBRE are the exclusive marketing agents for the project.
