Power Integrations, Inc., a Silicon Valley-based supplier of high-performance electronic components, has purchased a 57,325 square foot freestanding R&D building in south San Jose, CA, for $10.5 million. The seller was TODA Development. The two-story building is located at 5285 Hellyer Avenue and is positioned within a three-building project known as Hellyer Oaks Technology Center. The acquisition now gives Power Integrations ownership of the entire ±176,000 square foot project—the company also owns the buildings at 5245 and 5265 Hellyer Avenue. The property features an extensive glass line with views of the surrounding hills and is close to the Coyote Creek trail. It is also conveniently located near U.S. Highway 101 and Highway 85. Kent Hillhouse with Cushman & Wakefield and Carla Lindorff with Colliers International collaborated to represent the buyer in the transaction.
