Transwestern Brokers Lease for Siemens Move to City of Martinez

(FEBRUARY 8, 2013 – MARTINEZ, CAlif.) – Transwestern today announced that it brokered a lease for more than 25,000 square feet of space for Siemens Corporation at MuirTec Center IV. The new lease for the multinational company facilitated the relocation of its Bay Area healthcare and industry divisions, previously based in Concord. The move to the research and development office complex at 757 Arnold Drive will bring 100 jobs to the city of Martinez. Terms of the lease were not disclosed.

“The transaction and the logistics for the relocation came together in an exceptionally short time frame and with remarkable coordination between the building’s owner, space renovators, Siemens and especially the City of Martinez,” said Bob Maderious, senior vice president at Transwestern’s Walnut Creek office. “Siemens required extensive custom renovations but needed occupancy quickly. We were able to successfully achieve a quick build-out with the help of the city, which expedited the plan check and inspections.”

MuirTec Center IV is owned by Hofmann Holding, a privately held and diversified real estate and homebuilding firm founded in 1959 and headquartered in Walnut Creek. For the Siemens transaction, Transwestern’s Maderious and Vice President Tom Caple represented Hofmann. Kirk Beebe and Greg Smyth of CB Richard Ellis represented Siemens.

Built in 1986, MuirTec Center IV is considered an office-flex development, adaptable for multiple uses. Located along Highway 4, the four single-story buildings total more than 145,000 square feet.

The two Siemens divisions required major renovations to the building interior before they could occupy the building. Transwestern’s Terry Vani provided the preliminary space planning, while the project architect was Tom Goodwin of T Goodwin & Associates Architects. Tim Freeman of TD Freeman Construction completed the renovations.

“We would not have been able to meet the Siemens deadline for moving in were it not for the City of Martinez and its staff,” said Caple. “The improvements and changes to accommodate Siemens were extensive. The officials from Martinez found ways to adhere to their process yet accelerate reviews and inspections and clearly went out of their way to get it done quickly.”
