ULTA Beauty and Total Woman Sign Leases at Alameda South Shore Center

Alameda, Calif. (June 15, 2012) — Leading national real estate acquisition and management firm Jamestown announced today that two tenants, ULTA Beauty and Total Woman Gym & Day Spa, have signed new, long-term leases at Alameda South Shore Center. With the addition of these retailers, the 594,000-square-foot, open-air shopping center is now 90 percent leased.

ULTA Beauty and Total Woman will occupy the former Border’s space, located at 2245 South Shore Center. “We divided what had been a two-story space connected by an escalator into separate floors to meet the needs of today’s retail tenants,” said Julie Taylor, senior vice president of Cornish & Carey Commercial Newmark Knight Frank and the exclusive leasing agent for South Shore Center.

ULTA Beauty will occupy a 10,584-square-foot ground-floor space. The company is the largest beauty retailer that provides one-stop shopping for prestige and mass market salon products and salon services in the United States. As of January of this year, ULTA Beauty operated 449 stores in 43 states. The South Shore Center location is scheduled to open in the first half of 2013.

Total Woman Gym & Day Spa leased the full, 13,014-square-foot second floor. This is the health and fitness company’s first location in the Bay Area. A December 2012 opening is planned. Total Woman is the largest, full-service gym and day spa designed for women in California, with 15 locations throughout the state.

“As a health and wellness brand, expanding into Northern California is a natural transition for us to grow with communities of women. Total Woman is excited about the Alameda market and we are impressed by the property, the existing tenant mix, and the caliber and commitment of the ownership,” said Beth Franklin, director of sales & operations.

Taylor and associate Stephen Rusher represented owner Jamestown in the transactions. Cece Vohs Cimino of Cornish & Carey Commercial Newmark Knight Frank represented ULTA Beauty, and Annie Jabuka and Jennifer Hibbits of Terranomics represented Total Woman Gym & Day Spa.

Attracting new tenants and creating an enhanced environment and unique shopping experience are part of Jamestown’s strategic vision for South Shore Center. This includes a commitment to activating the entire property, including the interior corridors, through additional seating and improved lighting; designing unique and compelling storefront identities; installing free, property-wide Wi-Fi; and establishing a comprehensive way-finding program that incorporates clear, user-friendly directional signs and graphics.

Recently, DB Shoes and Bright Now! Dental signed leases at South Shore Center totaling nearly 14,500 square feet.

The property’s existing tenants include Kohl’s, Safeway, Trader Joe’s, TJ Maxx, Starbucks, Ross, Old Navy, Payless Shoe Source, Petco, Bed Bath & Beyond, Sushi House, Applebee’s, Lens Crafters and The Children’s Place, among many others.
