County of Santa Clara Leases Entire 83,841 SF Building at Ridder Park Tech Center in North San Jose; Transaction Marks Campus’ Second Major Lease of 2012

October 10, 2012 – Steve Horton and Kelly Yoder with Cassidy Turley in collaboration with Sherman Chan and Jeff Houston of CBRE represented landlord Hines Development in the long-term lease of an entire 83,841-square-foot R&D/office building at the Ridder Park Technology Center in North San Jose. The campus’ newest deal was signed by the County of Santa Clara, which penned a long-term lease agreement. The County of Santa Clara will be utilizing the high-image 2-story building located at 880 Ridder Park Drive to house its Department of Child Support Services.

The transaction marks the second major lease signed at the Ridder Park Technology Center in 2012. Earlier this year, Ex’pression College for Digital Arts signed a lease on the entire 64,893-square-foot R&D/office building at 1751 Fox Drive. Ex’pression College is a private for-profit college which offers bachelor degree programs for sound arts, motion graphic design, game art and design and animation and visual effects.

Ridder Park Technology Center is High image five building Office/R&D campus in North San Jose that is centrally located with prime signage visibility on Interstate 880, excellent access to Highway 680, Highway 101, and the San Jose International Airport. Access Closure Relocating from Mountain View to 54,800 SF Building in Santa Clara
October 10, 2012 – Steve Horton and Kelly Yoder with Cassidy Turley represented landlord W.F. Batton in the leasing of an entire 54,800-square-foot R&D building in Santa Clara to new tenant Access Closure, Inc. Signing a long-term lease agreement on its new home at 5452 Betsy Ross Drive, Access Closure will be relocating from about the same square footage that the privately held medical device company currently operates in Mountain View. 5452 Betsy Ross is a single-story property equipped with labs with ESD flooring, dock and grade loading, and good power. The building is located one of the city’s dominant business areas and is positioned within walking distance to Light Rail, restaurants, hotels, the Santa Clara Convention Center, ACE Rail, Great America theme park, and the new San Francisco 49ers stadium. It also provides convenient access to Highways 237 and 101.

Flexstar Technology Signs Long-Term Lease for 32,801 SF of Space at Fortune Tech Center in North San Jose
October 10, 2012 –Kent Hillhouse, Dan Hollingsworth, Tom McGovern, Steve Pace, Brett Krouskup and Karen Sigl all with Cassidy Turley represented both sides in a new 32,801-square-foot lease between Flexstar Technology, Inc. (tenant) and South Bay Development (owner) in North San Jose. Flexstar Technology signed a new long-term lease at South Bay’s Fortune Technology Center, a high-image R&D/flex campus positioned between Concourse Drive, Fortune Drive and Ringwood Avenue. Flexstar’s new space is located at 1965 Concourse Drive and is part of a larger freestanding building situated within the multi-building project. Hillhouse and McGovern represented Flexstar, and Hollingsworth, Pace, Krouskup and Sigl represented South Bay in the transaction.

Barney’s New York Leases 17,311 SF in San Francisco to Support Union Square Flagship Store
October 10, 2012 – Jeffrey Moeller, Peter Conte and Zachary Monsees with Cassidy Turley represented property owner Geary-Market Investment Company in a new 17,311-square-foot lease in San Francisco’s renown Union Square with Barney’s New York. The luxury specialty retailer signed a 10-year lease for the mezzanine space at 49 Geary Street that it will utilize for administrative and training staffing services that support its flagship store at 77 O’Farrell Street. Barney’s is relocating these staffing services from just a few blocks away at 760 Market Street, better known as the Phelan Building, a once well-known landmark in San Francisco. Located in the heart of Union Square, 49 Geary Street is a 5-story building comprised of office over retail with a unique tenant mix of high-tech companies, art galleries, architects, and professional services. Founded as a men’s retailer in 1923 in downtown Manhattan, Barney’s presently has flagship stores in New York City, Beverly Hills, Chicago, Seattle, Boston, Dallas, San Francisco, Las Vegas, and Scottsdale.

Nippon Express USA Expands Logistics Presence to East Bay with Leases at Hayward Gateway Center and in Fairfield
October 10, 2012 – Jay Hagglund, Jeff Starkovich, Marshall Hydorn and Jason Cranston all with Cassidy Turley collaborated to represent both Nippon Express USA (tenant) and Invesco Real Estate (landlord) in the lease of 46,080 square feet of warehouse/distribution space at the Hayward Gateway Center. The lease from Nippon Express, a global logistics provider, expands the company’s primary local operation in South San Francisco right across the San Mateo Bridge into the East Bay. Its new Hayward distribution facility is located on Danti Court, positioned just off Highway 92 via Arden Road and nearby Interstate 880. Hagglund and Starkovich represented Invesco and Hydorn and Cranston represented Nippon Express in the transaction.

In a separate recent transaction, Hydorn and Cranston along with Eric Rehn and Ted Gallagher also of Cassidy Turley represented Nippon Express in the lease of 40,280 square feet of warehouse/distribution space at the Busch Business Park at Cordelia Road and Chadbourne Road in Fairfield. That property is owned by PAMCO.

Seagate Technology Expands in Cupertino with New Lease at De Anza Plaza, Adjacent to Corporate HQ
October 10, 2012 – Erik Hallgrimson and Brandon Bain with Cassidy Turley have represented landlord Four Corners Properties in the lease of 12,793 square feet of office space at the De Anza Plaza office center in Cupertino to Seagate Technology, a worldwide leader in hard disk drives and storage solutions. De Anza Plaza is very well located in the heart of Cupertino at 10001 North De Anza Boulevard at the corner of Stevens Creek Boulevard. The lease from Seagate brings the prominently located campus to 100% occupancy. De Anza Plaza is adjacent to Seagate’s corporate headquarters at 10200 South De Anza Boulevard. Veterans and Military Housing Relocating Supportive Service Facility from Menlo Park to San Jose
October 10, 2012 – Robert Russell, Dennis Chambers, Erik Hallgrimson and Brandon Bain with Cassidy Turley represented tenant Veterans and Military Housing (VMH) in the lease of a 61-unit, 52,000-square-foot multi-family community on 4.26 acres in East San Jose. The property is located at 10 Kirk Avenue, just off Alum Rock Avenue in the city’s east foothills a few blocks from the San Jose Country Club. VMH will be relocating from their long-time home in Menlo Park on the VA Menlo Park Healthcare Campus, as a result of their former facility being demolished upon not meeting seismic regulations. VMH, which specifically targets its services to all Veterans, male and female, uniquely offers transitional housing and other supportive services in operation 24 hours a day, 7 days a week. In addition, the Housing Industry Foundation has been supporting this nonprofit corporation for the past thirteen years and is currently involved in the opening of its new facility.

VMH’s new East San Jose facility is owned by Barry Swenson Builder and consists of multiple buildings and features a pool, gardens, and commercial kitchen, plus rare acreage of continuous land. The site originally housed the Marguerite Terrace Retirement Community.
