Companies Find Santana Row’s Walkable Live/Work/Shop Community Aids Hiring
San Jose, CA (Feb 23, 2017) — Federal Realty Investment Trust announced today that BroadSoft Inc. (NASDAQ: BSFT) has leased approximately 33,000 square-feet of office space at Santana Row on Olin Avenue overlooking the Park Valencia plaza of this shop/live/work/play ‘campus’ in San Jose. BroadSoft is a leading global provider of unified communication, team collaboration and contact center software and services that enables communications service providers to deliver hosted, cloud-based solutions to their enterprise customers. The firm aims to take occupancy in mid-2017.
BroadSoft believes that relocating to Santana Row will provide it with a recruiting advantage given Santana Row’s “instant amenity” campus, and its services and support for businesses. Santana Row’s world-class amenities include 50 shops, 30 restaurants, a 215-room boutique hotel offering extensive full service conference facilities, a 7,000 square-foot campus fitness center, two parks and multiple plazas with outdoor seating, 615 rental homes and 219 privately owned condominiums.

Over the past 30 days, Splunk completed taking occupancy in 500 Santana Row, a six-story office building at the west entrance of Santana Row. “Splunk relocated from other South Bay office space, taking advantage of Santana Row’s amenities and central location in a modern office building with high ceilings, extensive natural light and collaborative-space design that facilitates employee interaction,” added Sweetnam.
In November 2016, Federal started construction on 700 Santana Row, a 284,000 square-foot office building set on a signature plaza with a sweeping design that anchors the south end of Santana Row. The state-of-the-art, eight-story structure at Santana Row at Olsen Drive features 30,000 and 48,000 square-foot floorplates, modern architecture and headquarters-quality office space with concrete construction, which gives the building distinctive design qualities compared to traditional Silicon Valley office buildings.

Ready for tenant build-out in the third quarter of 2018, 700 Santana Row will also feature a three point four-per-thousand (3.4/1,000) dedicated parking ratio, 13-foot ceiling clear heights and a 6,000 square-foot roof-top terrace and garden with majestic views of Santana Row, the San Jose skyline and distant foothills.
