Santa Clara’s @Central Expands Silver Peak Systems by 75% into ±74,000 SF

Swift Real Estate Partners has expanded Silver Peak Systems, a current subtenant, into a total of nearly 74,000 square feet of space at @Central (formerly known as Airport Technology Park) in Santa Clara, CA. Reflecting the company’s second spurt of growth in less than two years, Silver Peak’s latest direct expansion deal will increase its occupancy within the five-building Class A office/R&D project by another approximately 75 percent. Silver Peak, a leader in building broadband and hybrid wide area networks, will now operate in the majority of space in the two-story building located at 2858-2860 De La Cruz Boulevard. Brandon Bain, Steve Horton, Bob Simpson and Kelly Yoder with Cushman & Wakefield’s San Jose office represented the landlord in the transaction.

@Central is composed of five Class A office/R&D buildings totaling ±295,426 square feet and spans the addresses 2770 to 2890 De La Cruz Boulevard. The park features a prominent corner location with excellent identity at De La Cruz Boulevard and Central Expressway and provides excellent access to major freeways Interstate 880, U.S. Highway 101 and California Highway 87. Major transportation services such as Caltrain, Light Rail, and San Jose International Airport are also nearby. The project also features a newly constructed outdoor amenity area and plans for an expansive exterior renovation including additional outdoor amenities.

He added, “Notably as part of our transaction with Silver Peak, Cushman & Wakefield’s next phase is to market the three-story building at 2830 De La Cruz totaling 86,776 square feet, along with the currently available neighboring 18,215 SF at 2800 De La Cruz that will create a great opportunity for large or mid-size users in a rather constricted market.”
